"Wish I could put -5 stars!!!! I moved into a unit with Valley Properties of Hagerstown, LLC on December 1, 2018. At first Gabrielle and Iris were very nice when they approved me and collected $200 above the rent for my security deposit for which the total was $850 as my rent was $663. But God forbid you call them with any issues! I completed my one year lease and went month to month with them for another 3 1/2 more months. When I turned the key for the first time, there were dead and live roaches all over the unit, which I decided to clean up on my own. BIG MISTAKE! I lived in a unit which had a door leading to the hallway in the bedroom and a door to the outside in the kitchen in the back where people in the above apartment could walk right past your kitchen window and through your back porch area. After a few months I realized I had made the biggest mistake of my life! I was forced to purchase two Ring video doorbell cameras on my front and back doors due to the constant 24/7 traffic both in and out of the front and the back walking past my kitchen window. For the METH HEAD tenant I had to call the police at least 10 times HPD responded many times but they would get quiet and pretend no one was home. On one occasion, HPD responded and the tenant was so high out of his mind that he answered the door with a gun and was arrested on the spot and I am sure that gun was meant for me. Finally after15 plus emails and video footage they gave him a 30 day notice to vacate, but only because the police had a record of how many times they were called to that unit during his occupancy. The tenant maliciously destroyed the apartment and left a note on my back door stating he would be back. 2 weeks later the cable connection to my unit was severed and my services were cut off. I begged them to put someone decent upstairs because I had been terrorized by the former meth head tenant. The neighbor downstairs was eventually evicted for non-payment of rent and when they put his stuff out, roaches came from every direction possible! they were even coming out in drones from under that door and into the main hallway because they used a store bought bomb and bombed that Unit, but did not treat the other units. They then moved in a recently released convicted felon up there who dealt drugs and again constant 24/7 traffic front and back who threatened me if I called the cops for noise. It was roach and mice infested and gross! I requested pest control and the "maintenance" man sprayed a store bought chemical around my unit and again, did not treat the other units. So then, they moved in a moderately mentally disturbed young man below me who at any given moment would howl and yell and talked in the hallway on a daily basis both in the hallway and in the back. I know about the felon because I worked with him prior to him taking over the unit. He told me that Valley Properties was well aware that he was a felon and said they said they would give him a chance. I was then terrorized by him as he would patrol the inside hallways barking orders at people in the building. It was not long before the drug activity began with traffic both in the front door and up and down the back. Again I sent countless emails to Iris containing the round the clock drug traffic all around my unit which included video footage of them making threatening gestures into my cameras both front and back. I was on a month to month so I decided my life was more important than the unit so I moved as I had given them notice that I would be moving at any time because I feared for my safety. I even looked at other possible units with them to relocate, but those units were just as bad, if not worse! *******BEWARE!!!!!! IF YOU HAVE CHILDREN, ELDERLY OR DISABLED PEOPLE THAT LIVE WITH YOU SKIP THIS SLUM LORD AND DO NOT RISK THIER HEALTH OR SAFETY!!! And they have the nerve to be trying to sue me after putting my life in danger and they had a new tenant in there within 3 days!!! They're a joke of a legitimate business! Not surprised judges are being gunned down n killed in Hagerstown."

"Terrible place to live. I lived there for 5 years sadly because it was affordable. I moved out in July and texted and emailed Gabrielle and they still are trying to charge me for august rent when u have verifications and emails stating and verify I moved in July. First moved in the floor/tile in bathroom and kitchen were lifting. My windows were painted shut and I was unable to open 3 out of my 4 windows. Workers barely fixed issues. The office is horrible when it comes to customer service. The owner(Iris) grey hair older lady back office is rude and snobby. I’m Not sure why they are still in busy maybe due to people needing cheaper homes to live."
"DO NOT RENT FROM THEM!!! I paid my rent in time and My place was condemned by the city for rodents and my bedroom floor was caving in! They ended up stealing my furniture and changing the locks. They took my security deposit and locked me out of the online system. Good luck suing them because all of the lawyers here are friends with the management so it’s considered a conflict. Again DO NOT RENT FROM THEM THEY ARE THIEVES!! Stay away"
"I have had minor issues with my apartment but they have come right away to fix my issues and they have been very nice to me. I keep to myself and i pay my rent on time. My apartment is very small, but in good condition. I can't afford much else so i take care of what i have. I made a few cosmetic changes to the countertop because the last tenant must have been a smoker and burned the counter; nothing a little renter-friendly peel and stick can't fix. I could use updated appliances but they work for the most part. My only issues is the upkeep of the appearance of the property. The building could use some fresh paint and the porch needes fixed and the building sprayed down. They need a super in the building to mop and vacuum.This is a beautiful historic neighborhood the building should look better. Sone of my neighbors are very loud during the day but they keep to themselves and it's quiet at night. This is not the best apartment i have lived in but its liveable and i don't have bedbuds or rodents. Thank God I don't have any nightmare property stories."
