"I resided in this complex for nearly two years, but my last month here was an absolute disaster. My bedroom flooded due to issues in the apartment above. Thankfully, I was already planning to move out, or this would have been catastrophic. Despite the flood occurring on a Monday, the restoration company didn't arrive until Friday. I endured sleeping on my couch while the entire apartment reeked of mold. Even after their intervention, the room was still damp and emitted a toxic odor that caused headaches within minutes. Upon re-entering, I discovered the entire bedroom wall was covered in black mold, in a space they had assured me was safe. I hastily packed and reported the additional issue. Their attempts to address this situation have been abysmal. Their offer of $12 in compensation is insulting. There was no rent credit for the month, nor any acknowledgment of the days the room was deemed uninhabitable. This treatment is a slap in the face after being a responsible tenant. I shudder to think how I would have coped if this incident had occurred earlier in my lease. If you're left with no other options, I strongly advise conducting a thorough inspection of any unit they assign you. They display a reckless disregard for the health and safety of their tenants, despite the hefty price tag for these supposed "luxury" apartments."
"The new management is horrible. They now charge hidden fees to move from your unit to a similar one and require you to resubmit both a security deposit and a background check. They also don’t explain any of the fees they charge when you move. Management also had a mixer in January and took a list of all complaints the residents had. Nothing has been done with that list. Not even installing security cameras to prevent more car theft. Instead they removed one dumpster from three buildings inconveniencing those residents. Just recently they said they’ll be removing the rest of the dumpsters by buildings 2 and 3 which means the entire left side of the complex has to walk their trash to the opposite corner and use the compactor. They essentially told us all in an email that we lost our trash privileges. Rather than fixing the issues, they create more and inconvenience loyal tenants. Talk to anyone here. They’ll tell you the same story. The new management is horrible."
"Do not move here. If I could give negative stars I would. The place is sold every few months, the office staff is horrible & you can never get in touch with anyone. If you do speak to someone don’t expect any help. The portal is constantly down so expect to write checks for rent. You pay for everything, any charge they can get you for, expect to pay it. Maintenance does not come for yearly upkeep of the HVAC, we had to take the filter out ourselves because it was so bad & have yet to receive a replacement. Renewals are not done at a fixed percentage, they tried to match the new market with $300 increases. The rental rate is not worth what you get at all."
"Very safe and welcoming community - highly recommend! Apartments are fully modernized and with new appliances. Very short commute to Philadelphia being just off I-295 and Route 1. Maintenance is very responsive to any issues within your apartment. I absolutely love that the complex has two dog parks with very responsible owners for the most part (great for tenants with young puppies who want to socialize their dogs and have other dogs to play with). Apartment staff is overall very responsive and caring. Cons: - Frequent bottlenecks with recycling areas or trash disposal - Fairly high rent price - Extensive maintenance in 2020 that prevented tenants from using the fitness center (which is now open) - Slow maintenance time to fix issues at the dog park (such as running water during the summer months). It seemed as if this wasn't a priority. -Thin walls - if you have loud neighbors, good luck! Builders definitely went a little cheap with regards to using dry wall that filtered noise. Highly recommend using carpets to help drown out noises."
"Lovely well kept complex. I have enjoyed my stay at the Reserve (~5 months). I would certainly be resigning. However, my company is relocating me. The units have an excellent layout that make them feel homey. The property is surrounded by woods and there is a pleasant sound of nature and birds always. This gives the property a nice secluded feel, yet you are minutes away from shopping! The management team is nice and responsive. They have always helped me immediately. Maintenance requests are completed promptly as well. Unfortunately, I have not been able to use the majority of the amenities. The club house is going through renovations. Additionally, due to COVID-19, the pool and basketball court have remained closed. It would be nice, but no attempt to compensate for the loss of use of amenities has been made by the management company."
