"I refinanced two properties with HarborOne - MA and CT. They claimed I had to retire nearly all my other debts saying they were going to sell my loans into the secondary market and had to be "freddie/fannie" compliant. They take it to the extreme. It gets worse - they didn't sell one of my loans but they handed both my loans off to a servicer called LoanCare which is the most abusive, anti-consumer loan servicer I've ever encountered in my 35 years as a person who has had residential, commercial and investment mortgages - many at the same time. Within three months, LoanCare was scouring my tax records on the property they didn't hold escrow on-and found a small bill for $114.30 which they used as a fig leaf to force a tax escrow. LoanCare then paid my current tax bill and set up an escrow for that and the next payment. My mortgage payment escalated from $927 to more than $2100. The abuse and arrogance is epic - and HarborOne knows it. I contacted my loan officer as a last resort (David Thibodeau). He promised action, promised a phone call from the CEO - More than two weeks later, nothing. I ended up dealing with Thibodeau because his SVP David Gravelle offloaded me to him even though my realtor advised me to contact Gravelle. He quoted me a low rate, then refused to take calls. Finally reached him and he said he couldn't deal with me because he was on his way to get married. Waited for him to get back - he hands me off. Do not do business with this company. They are not your best option."
"I would be careful getting any type of loan from this bank. I have a customer who is getting a 203K loan from them. A 203K loan is used to purchase a home that needs work. The money needed to repair the home is included in the 203K loan process. As the homeowner has chosen us to do the repair work, we needed to sign an agreement with the bank to ensure things go as planned. I have no problem agreeing to the bank inspections they are requiring for us to be paid for the work once completed. However, I do have a problem as there is no stated timetable for the bank to do the inspection. It could take days, weeks, months or even years. In trying to work these details over the phone on how long this would take, their representative told me “They happen quick". When I asked what the means in terms of days, he said a few days. I then asked if he would clarify those terms in the agreement and he refused. As a contractor, I have set company policy that we collect payment at completion of work and the customer is satisfied with the work. With the bank adding a clause for an inspection and report on the work completed with no timetable for the inspection and report to be done, they have created a clause that can hold up payment to us indefinitely. To try and convince me in a phone conversation that it will happen quickly and to ignore the clause and refuse to clarify in writing is not operating in good faith by my standards. We will see if they can come up with an agreeable solution by days end."
"Not happy with Harbor One. I refinanced in December 2020, and shortly thereafter, changed my insurance too. Understandably, some signals were crossed and it took a couple phone calls to iron out the new insurance and getting it aligned with my escrow. Fast forward two months and my insurance premium still has not been paid and is about to be closed for non-payment. I called Harbor One again and they were great. They sent out the full payment overnight. I thought I was all set. Two weeks later, I'm getting a call from my insurance agent asking why I've cancelled the policy I just opened. Turns out Harbor One didn't put my name on the check, and additionally put the wrong account number! I had to pay 2 months premium out of pocket to keep my insurance from lapsing. After several calls between companies, my insurance company is telling me they found the check and need a letter from Harbor One to apply it to my account. Harbor One is telling my not to worry because the insurance company returned the money (no according to the insurance company). Bottom line - use someone else. That is unless you like to have your money sent to the twilight zone, and go through multiple layers of automated menus in order to talk to an actual person...."
"Ryan did a great job educating us on everything about the home buying process and ensuring we made the right choices along the way. We had a very aggressive 30 day closing target and we ended up coming very close to that target thanks to his prompt responses and quick turn-around times. He even took time out of his vacation to address urgent issues that came up. The web portal and app are both top-notch and extremely easy to use, especially compared with other lenders."
