“House hunting is never easy but during the summer last year it became an absolute nightmare, with everything being full booked the moment it comes onto the market, and the stupid bidding wars estate agents were doing. After viewing a house with another estate agent which were next to useless, I phoned up CJ hole about a house I had seen online and spoke to Vicky, who told me that unfortunately the house was fully booked, however they would call me in the morning if things changed, and to all my surprise she called me, saying how we are welcomed to view in the afternoon so we headed down to view the house later that day. Loved the house and appreciated Vicky's time. Our offer was accepted with no bidding wars as they did best and final offers from the start, and now was a waiting game completing the chain above us in our time frame. Months went by and nothing had happened, feeling frustrated and saddened that we may lose the house due to rapidly rising interest rates. a few phone calls and spoke to a lady called Kerry, who was absolutely fantastic. October came by and our sellers found a house, which turned out to be chain free so everything started rolling. It came to December and still we were no further, knowing that our mortgage offer was going to run out in a few weeks made a few phone calls to Kerry, who was phoning around all the time keeping everyone updated and letting us know what was happening and knowing that if the sale did not get completed in the next 2.5 weeks we would have no choice but to pull out, we completed on the 20th Dec. “I have just endured a rather protracted flat sale and I can honestly say that without C J Hole, I might have gone quite mad. They have been consistently friendly, funny, wise and efficient. Every call answered promptly, every e-mail responded to and lots of energy expended chasing solicitors, builders and surveyors on my behalf. “My sale took close to 17 months from offer acceptance to completion because of various legal enquiries but Rosa Francis, the sales negotiator, was extremely patient the entire time. The process was frustrating at times but whenever I had a question or needed an update, she was happy to communicate despite her busy work schedule. Her calm and patient attitude also made her very approachable. When the transaction time reached beyond 12 months, the seller demanded a steep increase in the initially agreed purchase price, or cancel the sale altogether! The new price was not affordable for me and cancelling the sale wasn't beneficial to either side. However, I was impressed when Rosa was able to negotiate the price down to an amount suitable to both sides. Towards the end of the process, when we were discussing completion dates, there was a sudden uncertainty from the seller to proceed. However, Rosa was willing to be very accommodating and do everything possible for the seller to complete on time (for example, she told me that she offered the seller to scan and send the required contract exchange documentation herself to enable on-time completion). Additionally, the seller's demand for the short time frame between exchange and completion meant that my solicitors required an expedition fee from the seller, who was unwilling to pay. But Rosa encouraged me to negotiate the waiving of that fee with my solicitors, again, to achieve the required completion date. This was successfully done and thankfully, completion was achieved on the agreed date. Overall, I think Rosa is a skilled negotiator, resilient in the face of purchase process uncertainties and approachable to clients. This makes her an excellent sales person.”
