"I have lived here for about 9 months now and I have noticed a variety of good and “bad” things. As I’m reading these other negative reviews I’m completely perplexed. 1. Property Manager: Amy is honestly the kindest, most understanding person I have ever met. She responds promptly no matter what time of the day it is. 2. Maintenance: Sara is beyond wonderful. I had an issue with something and she drove 45 minutes from her home at Midnight to come fix it. Any time I have an issue it seems like she’s there the next day fixing it before I even get home from work. I feel as if tenants don’t appreciate her and Amy the way they should. They are both extremely attentive and considerate. I’ve met PLENTY of managers that don’t even take the time to respond. 3. Mold: I didn’t have an issue with mold in my unit necessarily. I did have the water marks (which are not mold). Quite honestly, Amy fully was fully transparent regarding these issues happening. Also told me if you keep your thermostat below a certain temp. it should not mold. But she can’t control the humidity. Which is completely understandable, I believe the issue is the building may not be insulated well enough. Every one is coming down on the property manager for this when she in fact can’t really do anything about insulation. Unfortunately, it’s not her call. So, blaming her is kind of just an A-hole move. 4. Dog Feces: I would say there’s a quite a bit of negligent tenants that don’t clean up after their dogs. But, I’ve never seen feces in the building, dogs urinating or wandering the hallways 5. Playground: Yes, there is frequently trash on the playground. There’s also a trash can directly next to it that probably contributes to this issue. Not to mention, they’re CHILDREN. They are just disrespectful in that way. They don’t care. It’s not your job but if you don’t like looking at it, pick it up yourself. 6. Lighting: I think my main complaint would be the lack of lighting in the one bedroom living room. There’s ONE window due to the storage (which is great). But, this is a builder issue not a management issue. I know I just wrote a whole book of a review. I saw the previews reviews and just thought I’d also share my opinion on the subject. Just wanted to give a shout out to our amazing property manager and absolutely wonderful maintenance person. I appreciate you two."

"I have been a tenant at this property for almost 2 years and I cannot speak enough about the care and compassion of the employees of the apartment complex, specifically the property manager. Any time I have any maintenance request, the staff quickly responds and resolves any issues that may arise. The property manager always has her door open when she is on site, to where many of the tenants stop by to pop their heads in to just say hi, because this property manager is good and fair to everyone. This is a pet friendly apartment complex, and as adults with pets, it is our duty as tenants to make sure our pets and the place we live are clean out of respect for the beautiful place we live. There have been visits to our apartments for moisture control recently and I am happy (but not surprised) to see proper personnel working each day at the complex until said issues are resolved. Thank you for my beautiful, safe home!"

"A lot of our units are covered in mold. One woman has recently had to vacate her unit because of how much mold is growing in there. Every time we bring up the black mold growing on our ceiling, the property manager just deflects and starts talking about condensation and a cold pop. She even told us that it wasn’t mold but “watermarks” (see photos). The solution to fixing the mold is to keep bleaching it and paint over it. Living in this mold is a health hazard/violation. I tried contacting the city but the property manager told him that they were “actively trying to fix the mold” which is a lie so I didn’t receive help from the city. The property manager is not following Iowa State law when it comes to fixing mold so I will be consulting with a tenant attorney about mold exposure. Besides all the sickening mold, the other residents are not cleanly at all. Dog poop everywhere even in the building, People let their dogs roam free in the hallways and let’s them urinate on the walls, unleashed dogs, the kids litter all over the playground etc…The building would be great if we didn’t have black mold and if the property manager actually enforced the rules of the building instead of letting residents do whatever they want to."
