"This apartment complex has quite a few issues. PART 1. 1. Rat problem. I had explained this to the leasing office multiple times since move in day 01/11/2023 because my carport is right next to the rat infested dumpster (I had also asked for a different carport when I turned in the move in inspection, but was denied.) The office (Jawuan ) kept telling me they will fix the issue, but they never do anything about it. He would keep telling me that he would get back to me by "the end of the week" which would NEVER happen. This got to the point where the rats actually ate the wires of my car and costed me $800+ in repairs. Another tenant at the time when I lived there had explained the only way to get something done is to threaten a BBB complaint. After hearing that I explained to the team there that I will go to the BBB if this does not get resolved and I had also explained that because of their ignorance to the rat problem, it had costed me $800+ in repairs to my car, they (Jawuan ) took my pictures of the damage to my car and said they would keep them on file and seemed to not care. I had again requested multiple times to have a different carport (that was really all I wanted from the beginning) , but each time it gets denied due to "Equal housing opportunity". The assistant manager (Arlene at the time) refused to do anything about this issue even though it is stated in the lease that they take care of pest control. 2. False advertisement. The apartments explain that they are and I quote a "private gated community", but multiple gates are broken and never get repaired, and there are also holes in the fences that never get fixed. Cars would get broken into or stolen often. This makes me feel unsafe since it allows unwanted visitors and criminals into the gated community. There was at one point some "wanted" guy (assuming a criminal) living in the BASEMENT underneath my unit, and the police had came with their K9's searching the entire property, according to the police scanner, the guy they were looking for had been living in the basement for a long time and had entered through a giant gap in the gate, how scary! I am pretty sure that was the random creepy guy I had encountered right in front of my apartment door (which is on the 3rd floor), If I did not have my dogs with me going upstairs to my apartment that evening, who knows what might have happened to me. With how much money the company probably spent on painting the exterior of the apartments, they could have fixed the gates/fences/rat issues. "Part 2. 3. Poor management/maintenance. The only part of "management" that was present ever was the assistant manager (Arlene was the assistant manager at the time I lived there). She never responded back to emails and never returns phone calls. They seemed to only allow in person conversations (maybe so there is no paper trail on the record?) The maintenance was also poor here. On the move in inspection (01/11/2023 was the date I moved in) , I had listed a few things to be checked or fixed. I had scheduled with the front desk 3 different times for maintenance which they never came any of the scheduled times (maybe the requests did not get entered properly by the front desk, or the maintenance team was just really that bad and lazy?). I ended up just canceling the requests in May 2023 due to the maintenance never coming when scheduled and I was obviously living okay since it had been over 4 months since I had put in the requests. 4. Breaking the lease. This was a lot more complicated than it should have been. I had explained to them why I wanted to break the lease because of the rat problem and my car getting damage because of their lack of responsibility to control pests, lack of maintenance, false advertisement and just really not happy living there. (First had sent an email May of 2023 explaining this and requesting that we should not need to pay the lease break fee and so we can leave without any consequences). No one ever responded to that. I followed up in June and The assistant manage stated that they did not see a reason for it not to get approved but it had to be approved by someone higher than her (which there was no "real" manager at the time so had to go to someone higher who could approve it). I was told they would have an answer for me at the end of the week. I would check with them at the end of the week in person (with Jawuan or Arlene) since they would never respond to email. This went on for about 8-10 weeks (until August 2023). I had at some point in those 8-10 weeks made a complaint to the BBB. That is when it seemed like my concerns and complaints were actually being heard. FINALLY the new manager Taylor got back to me with an answer. Once she was involved and helping us, things got better and got done. Taylor was very professional, understanding, and helpful through the whole process of getting out of that lease. We finally got out of that miserable lease at this apartment complex the end of August 2023 and I would never recommend this place to ANYONE, not even my biggest enemy."
"Columbia Trails boasts about the “gated community” and even has signs posted everywhere saying “tresspassers will be prosecuted” and “this property protected by surveillance”, yet every single day there are transients digging through the dumpsters & recycling bins making a huge filthy mess. Let’s not forget to mention the cesspool of rats living in and around our dumpsters. Cars getting stolen. Units broken into. With all the money management spent on painting the exterior of the complex this past summer, they could have upgraded our gate system. The gates for cars are constantly broken and left wide open. Most of the gates from the street for pedestrians don’t lock. I’ve never seen a trespasser, theif, burglar be arrested let alone prosecuted on these grounds. I’ve had my car stolen twice, once from my parking spot, once from the guest parking spots. Management says they don’t have access to surveillance footage so you can cross that idea off your list if you’re trying to retrieve your stolen car. It’s really too bad that I never see our assistant manager, Jawuan or his partner, Taylor out on the community grounds. They are diligently at their clear-of-work desks chit-chatting every time I go into the office. Perhaps if our “managers” took an outward look into our community they could see the effects of their laziness. Overall, really poor quality of living here and after four years and several different sets of management, I must say that our current management has brought our community to its peak of filthy, broken down devastation. I’m not proud to live here so I’m not sure why anyone would be proud to work here.. the two go hand in hand."
"The maintenance guy Dustin is awesome, and fixes everything. Great dude, and honestly deserves better. The complex it’s self is alright. Parking is tough if you have more than one car. I had my window smashed about 3 weeks ago because I had to park on the street. At least once a day a car alarm will go off for no reason. Pool isn’t open year round, which is sad because the hot tub in October would be great. For the price, there are better options."
"I have been at Columbia Trails for a little over a year now and I was strongly considering moving at the end of my lease due to some delays in responsiveness and service requests not being addressed in a timely manner. After the new manager, Taylor, stepped in, I noticed a huge change which I welcomed. I ended up renewing for another year because of it. Happy to see things starting to turn around."
