"Where do I even start! The park manager Ricky seemed like the kind of guy anyone would get along with until you become a regular and then his true colors come out. He started sending me many inappropriate messages how I could help him help me. I don’t think that needs a detailed explanation! I heard from another female who was a tenant for a short time before moving as well that the same thing was happening to her! It’s disgusting! I (along with other park tenants) witnessed on several occasions Ricky putting his finger in tenants faces and screaming at them when it was time to kick them out. He’s money hungry and smokes too much weed (which he openly discloses with residents) he allows certain illegal activities from his “favorite” tenants and the rest he turns a blind eye unless the law catches them in which he pretends to be completely ignorant. My personal experience (that I have text message proof of) has been traumatizing to the point I’m not even comfortable driving past the park. I don’t see how this place is still in business if it wasn’t for the most accommodating for the price you pay park."

"The manager of this facility is named Christian. How ironic. He “claimed” that he mailed our deposit back but we never received ours. He is definitely a thief. Then he suggested I drive 8 hours round trip to retrieve it in person! Total thief."

"I don't know if ownership has changed but it was horrible when we stayed here. The lady who ran it told my kids they couldn't play by the water in the grass. Then they found a tree to climb and we were told they couldn't climb the tree and if the owner saw them they would have to ask us to leave. We had to buy the bathroom key and could not return it. Ended up having to buy two which would have been fine if I could have turned them back in. When I left I paid cash and subtracted the 10 dollars for the keys from it because I didnt realize they were nonrefundable. The manager called and was very rude because I took the 10 dollars out. I asked if I need to send it to her and she said she would just pay it. Plus you couldn't swim in the lake if you stayed there. You had to pay extra. They shouldn't advertise it if you can't swim in it."

"I love it here. My husband and I had to move due to Harvey. We lost most everything. And living out of an RV is so much better here at Smith Lake. Absolutely beautiful here. GOD'S beauty for sure. They reasonably priced and offer so many services for the money."
