"Current tenant here. Other than limits on parking it's really nice. We've had a couple of maintenance issues, and they were fixed within a couple of hours. I'm very happy. One small downside, if the coyotes howl on Powell Butte, the dogs on the complex join in."

"Take pictures of every little thing you see wrong before moving in, or they will milk you when you move out. Managers changed faster then I could memorize their names... You won't be able to find parking for your second car or guests no matter what time of the day you look. If you fail to show parking permit it doesn't matter that your car is registered with the office, be ready to pay for towing... Constant gunshot sounds from nearby shooting range, although sometimes shots come from the woods behind the parking lot. And more..."

"It's an ok area, better than the other complexes on 11th Street. Apartments are decent enough, probably about average in terms of expectations, although they are a bit larger than other places in terms of square footage. Most tenants seem to be working adults with family so it's a relatively calm area. Rent increases were between 4-5% each renewal. Maintenance is usually pretty good about getting requests complete in a timely manner when there's a dedicated maintenance person for the property, although right now that doesn't exist (one or two individuals rotating between properties), so I've heard of tenant's maintenance requests going unfilled for several weeks unfortunately. The maintenance staff rotating are awesome though, so it's more an overburdened issue. Units are reserved one parking spot, then there's additional free-for-all parking spread around the complex that's first come first serve. If you have a good manager, they'll stay on top of that free parking and bug folks, because tenants are supposed to rotate their vehicle out of those spots every few days. Problem is this place has had a constant rotation of managers and maintenance staff, so you never know what type of manager or caretakers you'll get. If you have more than one vehicle and can't find parking inside the complex, there's street parking up and down 11th St that you can utilize. Awhile back the city also installed street lamps to help deter vehicle break-ins. The grounds could use some work, but in general it's kept in fair enough order. They also usually have a security company drive the complex in the evening/at night, which is helpful. No-smoking grounds, most tenants adhere to that and smoke in designated areas. Mailboxes have night lighting and there's an Amazon delivery kiosk near the office, which is helpful in securing any of your deliveries since the office doesn't hold packages for tenants. Overall an ok place, just don't expect the Ritz."

"Now that they have a real manager in the office I'm sad I moved. Thomas is one of the most helpful managers I've ever had. He was not given an easy post to take over either. The previous manager was lacking in so many areas. Nice SUPER nice lady but she dropped the ball on a number of important things. Only to say when I called her to check on the status of me getting a garage was never written down. I waited over a year for a garage because of this. Also there was a problematic neighbor that was driving everyone in our building nuts. Her 4 unsupervised children constantly screaming and leaving garbage on our front door steps on a daily basis. It was Thomas who finally go her evicted. She was forced to move on the same day I moved out. If you're looking to move in here. Do it now while they have a great manager that will help you. And remember to be patient with Thomas he's not just running that complex he has others and he works basically 24/7. Always nice always respectful and always a gentleman. Be nice to him. I'm sad I moved and lost such a great leader to that community."

"I've lived hear for a little over 5 years now and in that time my rent has gone up about 27% which has been extremely frustrating considering that my income has gone up 0% in that time but due to medical issues I don't have the luxury of being able to switch jobs right now. I have searched for cheaper options and due to the current markets I have found even lower square foot 1 bedrooms are $200 to $250 more than what I'm currently paying. I do like these apartments for the most part, my only complaints are sometimes they're a little slow on completing maintenence requests but the maintenance guy is friendly and happy to help when he can. Michele the manager is great too, if you ever need anything she's quick to assist and I've never had any issues. My other complaints would be the long walk to the garbage, about a year ago they decided to upgrade to a single trash compactor & remove all the bins near each group off buildings. Normally this isn't a big deal but when I have heavy bags it hurts my back to carry it a long distance. I've noticed on occasion there are shopping carts and have used those for convenience but they seem to disappear so I'm assuming they're being left by homeless people who roam the property and forget them. As for the grounds they're kept really clean, except the building stairwells (it's typically littered with dead bugs, brown marmalade stink bugs have become a huge nuisance in the spring & early fall). One thing to note, if you have an outdoor cat this might not be the place for you as we regularly have coyotes jump the back fence sometimes during the day. As for the good it's quiet, clean, and probably the best price you'll find for the size."
