"I have lived here for 5 years, the previous manager was the absolute worst! A new management company bought the property about 9 months ago. At first things work ok, they made some changes and did some renovations. However over the last few months it has been on a steady decline. Very few of the 20 plus security cameras work. Lots of people stealing packages and mail. They shut off the hot water in the laundry room and did not water the grass for the entire summer. We have security gates at both entrances, but they leave the main one open 24/7 so everybody (including criminals) has access to the place. We never had any parking issues until the new management came in, and there is a double standard when it comes to their staff and where they park. Some of the staff have modified the mufflers on their vehicles, you can hear them all the time. (Very loud) I went to the manager with an issue one time and she replied if you don't like it, move! During the last snow / ice storm, they did absolutely nothing to clear the property of ice. Over a dozen tenants fell and were injured. It took 4 days before they were forced to do something. The one saving grace is the assistant mgr Anna, she is always helpful and pleasant to deal with. If you are looking for a mediocre place to live where the manager could care less and is rarely on-site, with lots of crime and noise, you found it!"

"The apartments are pretty safe inside the gates, once you walk outside those gates anything can happen in outer S.E Portland. PROS: - Great complex, beautifully landscaped. Rose bushes everywhere. Management is good, the Maintenance Man is a really great guy. He’s a Boss!!!!! He’s probably the the reason ppl put up with livin in the hood. CONS: WELL it’s SE Portland….. so most are aware of what happens in South East. My wife and I personally saw a shooting in Broad daylight. I’ve seen numerous shooting in the immediate vicinity. Pretty bad homeless population, who feel entrenched for reasons I have no ideas The apartments take forever to solve your unit’s problem; UNLESS it’s going to do damage to the building.( anytime you need something done, let them know it’s ruining the siding, cupboards etc. and Tyler afraid it could cause structural damage. ) well that’s it for now, if I think of other important info I’ll definitely share any and all info related, and I’ll be sure to post it on here so THE PEOPLE know exactly what they are renting, or buying a home in this neighborhood before dropping 200k +"

"I've lived her for 2 years and never had a problem. They never raised the rent on me, and the rent is affordable. My apartment was clean with brand new appliances. It's quiet and peaceful. Sometimes the neighbors are noisy, but for the most part it is nice and quiet. The people are friendly, and I feel safe. The complex has a gated entry which is a real nice feature. The pool has been closed due to covid, but I loved it when it was open. The place is clean and well kept and the staff is very helpful."

"I love living here! Good price for a 1 bedroom apartment. Quiet, clean complex. Great location to amenities like grocery stores and restaurants, even has convenient freeway access. Dog friendly too!! Best part is the management, our property manager has helped make this feel like home since we moved in back in November of 2015. I rate it 5/5 and I would recommend to friends and family."

"I lived here for 9 months, most of which were in colder months. The heater in the main room stopped working and there was a gap in the door just big enough for a draft. We put in a maintenance request but all that happened was the maintenance guy fiddled with it and then replaced the door seal with a bigger one which didn't help, instead it still let air in and we now had to pull the door shut to lock it. Also the heater never worked after that. When we got the place it was dirty and the only "deep cleaning" that had been done was vacuuming. Whenever we had a problem, management was impossible to get a hold of even by calling the emergency number. Even though the building is a no smoking building, our apartment constantly smelled like cigarettes and/or weed especially in the bathroom. We assume someone was smoking into the vents. We complained but nothing ever changed. The appliances are outdated and should be replaced, the oven set off the smoke alarm almost every time we cooked even with ventilation. Basically if you care about your well being, don't waste your money here."
