"Allied Pacific Property Management is a better PM in my book. I have been a landlord for almost 12+ years. Allied Pacific Property Management (APPM) is the fourth property management company that I used, and I have been with them for over 2 years now. Casey and Daniel are my main contacts. As an Asian-American landlord, I would say that Allied Pacific Property Management is one of the better PM that I have worked with in the inland empire area. APPM provides sound and verifiable accounting, real-time maintenance update/execution, and more. They excelled in execution and delivery of those important data and communication, which really helps out all parties involved significantly; especially when it comes to an unexpected situation or the tax filing time. The data that APPM provides are in both paper and digital form, and it is delivered through reliable platforms such as DocuSign. Contracts that APPM provides are complete and thorough without any twist. Maintenance cost and pricing are precise and reasonable. So far, this is one of the smoothest experiences that a landlord can ever expect from a professional PM in the inland empire area, imo. For those who may be wondering, isn’t that what a typical property management (PM) company should be? Sadly, NO. In the inland empire area, there is a very big difference between a good PM and a bad PM. Not all PM operate the same, and the difference is like life and death. The quality of PM out there in the inland empire area is actually very random at the best. A bad one will force a significant deficit in both the landlord and the tenant, even though the property was rented out 26 months straight with full rent below fair rental market value. On top of the deficit, an IRS audit for falsified accounting entries that originated from the PM’s unscrupulous exploits or incompetence. This is actually what happened to me with the previous PM; when a PM works only for their own self-profiteering with no professional ethics. My previous PM experience was with a company called A.I.M. Property Management. It was operated by an unprofessional couple with a last name Masey. For the 2 years and 2 months that I have used AIM, I received incorrect annual 1099-MISC that were later confirmed to be falsified and tampered. In addition, a net loss of over 13K even when the rental property was fully rented out for 11 months in a year. Unprofessional PM like AIM takes advantage by exploiting both the landlord and the tenants to profiteer themselves unscrupulously. You will first start to notice that an annual lease turned into a monthly lease with a single monthly rental payment turned into various micro-transactions. A bad PM will also exploit the disconnects between the monthly statement and the annual owner statement so they can shift the tax liability to the landlord who reported the rental income based on falsified and incorrect annual owner statements and 1099-MISC. i.e. your monthly entries won’t add up to the number in the Annual owner statement. What’s even worse, is that they tampered with the tenant’s security deposit and turned it into a landlord’s income. I have just received an IRS response regarding to this mess that was sourced solely from bad PM (AIM), and that is why I am open about it now. Also, a bad PM will have absolutely zero regards to Personal Identifiable Information (PII); a simple monthly gardening statement will reveal all other properties that the PM managed. My bad, TMI. The bottom line is that a good PM and a bad PM make a big difference! Allied Pacific Property Management is a better PM in my book. PS: For those who may also run into the similar situation like I did with AIM. File your tax return accurately based on the money records with auditable trails. Don’t test the luck even if the exploiter shamelessly refused to correct their falsification. Back track and identify where they falsification took place and do it right."

"update: after seeing their response. I cannot reply back to their response. they closed it so public won't know their shady business. use my update comments as a proof by closing the review thread. scammers. these guys pretty much have no common sense. They treat people like numbers not humans. Not much to say about them. They tell you their requirements for renting. Once you satisfy that. They thraw a curve ball and come up with new requirements. Which they dont disclose to the public. I guess they make their living on charging public $40 per rental application fee to feed themselves. This is their way of staying in business and turning away potiential qualified people to feed themselves. If you have 4 people in the family. They just made $160/family. I would be doing that than writing free reviews for businesses. But again, my morals will not allow me to scam people and steal their hard earn money. I be very unhappy and living a miserable life. But for these people. They dont give a damn. Their modo is do it and ask for forgiveness later. Good luck to people like this. Sorry i can wish you guys bad."

"Allied has done a great job managing rentals for me. I managed rentals on my own for years and I am so glad to have them take over. They make being a landlord so much easier. I would definitely recommend them. It is well worth the money. I have given Allied some tricky, difficult situations and they have dealt with it in stride."

"Casey's team at Allied Pacific have done a great job for a number of years taking care and managing our rental. Quick communications, transparency of costs, and always responsive. They have kept really good renters in the property and made it a hard decision to finally sell. During sale, they continued to support and helped with repairs and keeping it looking good. Highly recommend Allied Pacific for your property management."
