"Let me start by stating that I am a VERY low maintenance tenant, so I definitely do not want to take away from other individuals' experience with Spectra Parks. With that being said, I really enjoyed my time at Spectra Parks! I was there from Oct '22-Jan '24 and personally never felt neglected, unsafe, or that I couldn't reach out to property management for assistance when needed. I only put in a maintenance request 2 times, and both times they were absolutely amazing and so sweet with a good turn-a-round time. After reading some reviews, I think it is only right to speak on some of issues: -First, the mail room did get very out of hand at times, with like... 12+ Luxor lockers being wide open, which... I feel like if anything that speaks on the tenants who live there, and not management... lol. The recycling area was overfilled pretty much weekly, but I did see the cleaning service going in and out of there almost every week, maybe even multiple times in the same week. It did seem to get better towards the end of my lease when they updated their mail room process/policies. - Second, Clean ups in the community [i.e., stairwells, dog poop, and trash around parking lots] were slow, like, 2+ weeks before it would be handled, however on one occasion I let the office know and they expedited it. Also, dog poop is pretty much in all the grass areas, so that was kind of annoying. But again, I feel like that says something about some of the tenants rather than management... - Third, it is a fair statement to say that a decent amount of things were cheaply built. The drawers did pop-out of the slider/roller occasionally, the plastic white covers that blocks things from getting under your cabinet did pop-out frequently, but I just popped it back in. I can also confirm that i was told the freezer lights were on back order around the late summer/early fall time, and never got replaced. Also, I guess the walls were relatively thin? I could hear my neighbors if they spoke louder than normal, plus, keep in mind that I was on the top floor [3rd], but what would get annoying at times were when people in the parking lots would chill in there car for a while and blast their volume and bass. My building was very good about quiet hours, so I may have just gotten lucky. - Lastly, again-- not to discredit someone else's experience, but I knew full well going into my lease that the odds of me getting my full deposit back from a large apartment complex was slim to none-- but that is literally with every apartment complex! Ya, the charges are expensive for something that you could have cleaned/fixed in 30 mins, but I mean... I left knowing that some areas of my apartment weren't spotless. I personally didn't get the impression that they were in the business of trying to keep as much of the security deposit as possible. I was actually pleasantly surprise by the total I got back. Also... they literally send you an email of the cost breakdown of each charge if your do not clean/fix it before moving out! so I never felt blindsided with egregious charges, plus they also send picture evidence for each charge. Ultimately I left because I started a new job downtown, and it just didn't make sense to stay that far out any longer. Another reason why I moved out was because I signed the year where everyone's rent went up $200-$300/month & ended up paying a higher price for a one-bedroom with no balcony or elevator included. They did reach out a few times to see if there was any possibility of resigning and even offered to renegotiate/lower my monthly rent. The rental market has gotten significantly better since then, and again, I couldn't justify living this far and paying this much rent each month. Basically, if you want to live in a more quiet area further away from Central Austin, or if you work near it, I would recommend leasing with them if they offer competitive rental prices."

"Moved out in October 2023 and have had a few months to reflect on my experience at spectra parks (Previously Citizen House Decker). Signed a lease while the buildings were still under construction under CHD, about 3ish months into living there in August of 21 the management changed to Spectra parks. Pro - Maintenance team was super nice! Example - Our Breaker box in our 2nd floor unit was actively disconnecting and arcing, melting the plastic casing, Thankfully this was quickly caught and maintenance came within minutes. - Location to Downtown, North Austin, and South Austin! Cons: - Rent payments could NO LONGER be split between tenants and had to be paid in lump sums - Our Freezer light was out from 12/21-09/23 because of “back order of parts…” - Valet trash was not initially a part of the community as CHD, This was added onto our 2022 renewal - Renewals have no negotiation wiggle room. (Asked in 2022 denied twice, Didn't bother in 2023, Once an ITV was issued we received a "You can totally negotiate with us??" sure...) - Ants - (Sugar ants, Black ants, and GIANT red ant piles in the dog areas) - ALL THE TIME, Meticulous care was taken to avoid any tenant controlled reason for ants to be around. Outside Pest control company was abysmal - Build quality was poor, (I understand that is a CHD issue) But upkeep when issues arose wasn't always swift. - Luxor boxes and mail room would be poorly maintained, Couldn't find a time the cameras inside actually enforced the rules they put signs up for. - Empty threats about if tenants broke pool rules they would "Close for the whole season".... Again no follow up on enforcement seen. - Grande was the only internet provider you can use - Overall crime - Multiple car break ins occurred in our 2 years there even some in the light of all the buildings, Car tires being stolen, police called to complex, It took the maintenance crew 6 days to clean up a windows worth of broken glass that just littered a parking spot. Overall the location is what saved this complex, We were very done with having to deal with this complex by the time we had fully moved out. Because of all of the above, I would recommend another location."

"My experience living at Spectra Parks was ok, I’ll give it up to them for that. Until it’s time to move out, now you’re hit with an unnecessary bill! My apartment was taken really good care of, you’d think it was brand new. Always clean and spotless, but even with that, they managed to find some things to charge and overcharge me for. I’m very upset about it. It’s almost like yeah, now you’re not a part of us anymore, you’ll pay this bill or be sent to collections! So keep that in mind when you decide to move there, you will undeniably face a bill that doesn’t make sense at move out."

"I wanted to take a moment to express our gratitude regarding the recent maintenance assistance we received. Taylor and Jose were exceptionally helpful in addressing the leakage issue on our bathroom ceiling. Both of them demonstrated not only skill and efficiency, but also a friendly and respectful demeanor throughout the process. It's worth noting that they always arrive at their earliest availability. Furthermore, they have always shown understanding and respect towards our home, readily complying with our request to wear shoe covers inside our apartment.
