"Great Location - especially if you get a balcony with the city view! Amazing Staff - the maintenance team is stellar when it comes to making sure we live comfortably; the office staff will go the extra mile to help resolve issues and brings the community together with fun events. Chill Community - residents are nice and friendly. Many of them have lived here a long time! Our common spaces are used often, but never overcrowded. I love how the main level (S Lamar entrance) is technically our 5th floor as it makes taking the stairs super easy... I probably wouldn't like living on the 9th floor as much because the elevators can be a little bit scary. The only down side of this amazing location is that there aren't too many green spaces nearby to walk your dog comfortably - so sometimes the few hot doggy relief areas can be a bit gross and stinky. Overall, this place is super comfortable and cozy."

"I LOVE THIS PROPERTY!! One of the best on South Lamar. The leasing office is great and extremely helpful through any concern or issues that you have. They also have amazing deals and are located in a great spot. Talking about the unit is extremely sound proof and it feels like you are living in a house when it is an apartment. When applying for this property they do not try to sell you on anything and are willing to help you with the entire process and open for all questions. I also really enjoy how fast and helpful the maintenance team is. When placing a maintenance request it is for sure complete within 24hrs. They are on top of it and are willing to go the extra mile for any residence. I also like how the social events that they host are overly communicated about and offer at great times for everyone to be able to take action on it. Parking is not an issue at all and you get to park in a garage. For guest parking that would be the one thing I would say is not my favorite but the team has helped me find parking for my visitors. "After looking at 13-15 apartment buildings in Austin, I chose Gibson Flats and I can confidently say that I’ve really enjoyed living here throughout 2023! I frequently use the amenities including sky lounge and the gym, and haven’t had any issues. Maintenance is responsive— the only downside has been one incident of fire alarms going off at night, but aside from that, Gibson has been very impressive!"

"Out of all the apartment buildings I’ve lived in, Gibson is by far my favorite. The good: - Convenient location on S Lamar. Walking distance to coffee shops, Alamo Drafthouse, fantastic restaurants, shopping, spas, etc. Easy biking distance to Zilker, Barton Springs, and part of the Lady Bird trail. Quick driving distance to SoCo and downtown. - Modern design. I particularly love the flooring, the kitchen, and the master bathroom. The apartment feels new and luxurious. - Enjoyable amenities. My apartment’s proximity to the Sky Patio has made it part of my wake-up routine to go soak up sunlight every morning. The gym is small but adequate. The office is perfect for WFHers when I want to switch up the scenery and focus better. - High-caliber staff. Very friendly, community-oriented leasing team that plans fun monthly events. Highly responsive and effective maintenance team (Amir is a gem), my maintenance requests are usually resolved within 48 hours. Stellar resident services overall. The so-so: - My only complaint is the lack of composting services, especially when the city of Austin has made composting widely accessible. This is a common issue for most apartment buildings and I don’t blame Gibson Flats for following the default, but implementing more green, sustainable practices is another way the property can further set itself apart (as it has already done in many ways) and be a leader in reducing our environmental footprint."
