"The apartment itself was cute, layout was alright but since it’s an older complex that’s to be expected. It’s tucked away which is nice, but the highway noise is a bit much if you don’t have white noise in the background or something like that while you sleep. I would’ve stayed had I not moved into a house with roommates because the management was AWESOME. Audra is an absolute beast. I have never EVER lived in an apartment where I felt like the management was on stop of things and she was a rockstar. Im so impressed. I’d deal with tiny inconveniences any day as long as I know the management will take care of things properly. - oh and I received the deposit back within 15 days. No hassle whatsoever. Audra, keep killing it girl!!!"

"The layout is good, location is great and tucked away between an office building and nice houses. Management is responsive. The hot water fluctuated greatly, and on more than one occasion cut out completely during a shower. They increased rent 33% for my unit over a ten month period despite no improvements to the property or unit. I cleaned my apartment immaculately, but was charged a cleaning fee on move out because I used the brand new oven and "there was a few dust debris throughout the apartment". The pool was closed more than it was open."

"Lived here for about a year and a half. The first year went ok with very little breaking in the apt. Only one cockroach in the first year. Little to no noise from neighbors. Thought of it as a great steal of an apt. Management was nice and worked with us having moved here from out of state. Then we had a swat team beat down the door across from us and we had our car broken into (same month not same day) leading to some very severe personal loss. At that point I had looked at moving. But I guess I didn’t look soon enough because basically when we told management that we intended to move they got very annoying to work with and basically gave us little choice but to stay. And without telling us when we resigned they hiked the rent up, add pet fees, and changed the way the water bill was added, and increased trash. And the water bill went from being about $30 a month ish to now over $65!!!!!!!!! Basically to the point that made this place not worth the money. The same management team that covers a few apt complexes literally has a 2 bedroom for the same price that we are paying for our 1 bedroom. And I get adding pet fees because every complex in Austin does. But for all the extra money added to our rent nothing has been upgraded. So disappointed."

"I've lived at the Cliffs for 8 months and have had nothing but good experiences with staff. The management is responsive and courteous to my needs, but not all of the tenants would agree. This is a great community full of neighbors who enjoy sitting outside together year round (the patios are fantastic for people who are social!) and swimming in the (tiny) pool in the summer. The pool has been kept clean since I moved in. There is always plenty of parking! It doesn't hurt that downtown is a pretty easy drive or bike away and the rent is reasonable. There are some simple reasons that I'm reducing my review to four stars: Several units are used as "Air BNBs". The people who visit and rent these units are often in town to party. They are loud and create a mess unlike any tenant here ever would. As long as you aren't near those units, you're gonna be fine. The homeless population can't be helped by the Cliffs, but they do camp behind the complex at times and enjoy helping themselves to unlocked cars, the garbage bins, and items left on the porch. During the summer my air conditioner failed. Maintenance was responsive, but the initial attempts to fix it were shortcut repairs. My air conditioner was in repairs for approximately two to three weeks, but management heard my complaints and always sent someone over. I was given a window unit near the end of the process once a new unit was ordered. Overall, my maintenance request was heeded and responded to. If anything, this is probably a bonus for the Cliffs considering the horror stories that surround broken air conditioners in the summer. I would encourage everyone on a budget to consider the Cliffs. This isn't a luxury apartment complex full of fake leasing agents and mindless amenities, it just gets down to the basics and tries to be a home."

"I've been living here for about 7 months and can't really complain. I used to live by West Campus UT so there was plenty of noise during the weekends and sometimes at night during the weekday, but The Cliffs is pretty quiet the whole day which is great. I've only had to submit a maintenance request once and it was completed pretty quickly. Parking is enclosed but nothing has ever happened to my car. Overall I am pleased with leasing here and will likely renew once my current lease ends."
