"Update: I just want to update this review to say that the maintenance team that serves District 53 is the best part of this place. They are so so kind, prompt, do a great job, are communicative, and very reliable. I love this maintenance team, they are the stars of this complex. Thanks y'all! ______ The physical experience of these apartments is fine; they are a little ramshackle (random paint splatter on the floors, a cabinet that won't open, water regularly gets turned off for maintenance) -- but the location is great, the AC/heat works well, the maintenance team is efficient, prompt, and friendly. But the property management company is awful. Here is my copied+pasted review of ATX Fenton, which you will have to deal with if you rent at District 53: ___ This property management company is shockingly bad, and if the housing market in Austin weren't so insane, I imagine they'd have run themselves out of business a long time ago. The mailboxes for probably 30 residents have been broken for 5 months, and we have had zero communication from the company about it. They only respond if you initiate contact via email, but otherwise don't seem to care to update us on why we have not received mail since November. In talking to the rotating staff at the post office and the property managers, everyone has a different idea about what is happening with the mail; no one is on the same page. They are absolutely unreachable by their phone number. Over Christmas, a neighbor had an emergency, and we were concerned someone was having a medical crisis inside an apartment. We couldn't get into the apartment, so we called ATX Fenton's emergency line. Not only did they not pick up our multiple calls, they also literally never called us back - ever. Even days and now months later, never a peep from them. We ultimately had to call the police to try to help us get into the apartment. The tenant's friend ended up breaking down the door; I imagine ATX Fenton did not pay for that maintenance cost, even though they could have picked up the phone and brought a key. Overall, I am regularly dismayed by how careless this company seems to be."

"ROACHES. BUGS. The maintenance used to be decent but new ownership has let it fall apart. ATX Fenton is the new manager and the pest situation has ballooned. The apartments are dusty, very small, oddly shaped, and they are constantly raising the rent without doing basic maintenance or upkeep. The apartments look decent after they clean them up to show them, but they are so old they quickly fall apart. There are leaks in the ceilings that might get on your stuff, there have been multiple situations with bed bugs that were “treated” and then happened again in the next apartment. There used to be a strong community of long term tenants here but they have all been priced out or left because of the influx of pests and bugs and shoddy management. The management is terrible at communicating, ignores emails and voicemails, and takes little to no responsibility."

"We moved in thinking we were downgrading from our previous place, which was "luxury apartments"...let me tell you this!! I am TEN THOUSAND times happier here in District 53! The apartments have been renovated with new appliances (and not the lower budget basic models) we have NICE APPLIANCES!! I love the yard, as it truly feels more as a house than apartment. Upon moving in, we were greeted by a tenant of over 2years, who immediately helped us truck our belongings up to the 2and story! The neighbors seem to have a "family" feel, so we are comfortable knowing that we have people looking out for our home. We were told right away that they would watch for wanderers. (Which is something our previous home did NOT OFFER, in fact in that gated community with survalence, we had car break ins and even our bikes stolen right from the porch! And management's response was not concerned at all! In fact the cameras and gate were broke, and they said it's not their JOB TO PROTECT US!! ) Here, it's the exact opposite!! These buildings may not be new like the new luxury complexes, but the quailty of appliances, granit countertops he washer and dryer and hardwood floors, the vibe of our neighbors, and the professionalism of the management is 100X BETTER IN EVERY ASPECT! Dont let past reviews halt you, as they have made these apartments truly HOME!!!"

"SELENA WRIGHT the leasing manager is amazing! She was super responsive, answered all of our questions and went above & beyond to get us approved! The property itself is older community but definitely well maintained. Our apartment was newly renovated with wood flooring throughout, marble counter tops, stainless steel appliances and W/D included! Not to mention...it's only 2.4 miles away from UT Campus! It's a hidden gem for sure!"

"I lived here for a year and never had any problems. Maintenance was always quick and courteous. The washer/dryer combo rental they offer isn't that great of a deal, as it would take about 4 hours to do one load of laundry and getting it completely dry. The management has changed twice since I've lived here, so things could be better or worse for future tenants. Overall, District 53 is a good price for a great location."
