Bluff Springs Townhomes is a beautiful community located in Austin, Texas, with easy access to Interstate 35 and just minutes away from Downtown Austin, shopping, dining, and local parks. Our two bedroom townhomes are designed with your needs in mind, featuring fully-equipped kitchens, personal patios, hardwood floors, spacious closets, and washer and dryer connections. Select homes offer remodeled interiors with gourmet kitchens, granite countertops, crown molding, and faux wood blinds.
Our community amenities include a clubhouse, swimming pool, picnic area with barbecue, and on-site maintenance service. Pets are welcome with approval, and we have breed restrictions and a limit of 2 pets per home. There are pet deposits and monthly pet rent fees. Service animals are permitted regardless of the pet policy.

"UPDATE: all staff that were there got let go, when idk. This apt is taking advantage of everything. It's been about 2 months and we got a surprise call from a dept collector saying we owe 500$. In the process of firing the entire staff and all, they forgot to send any type of notice that we owe for damages. I would have been OK with paying but the fact no one called, text, emailed or left a voice mail to any of the 3 of us that lived there is insane. After calling and going to the office we still haven't received a receipt or invoice of what was charged to us. Its been 4days and they stopped answering our calls. If you move here or you still live there; make sure you personally recorded the walk through when moving. get invoices/recites for any and all transactions that you make. Record all conversations so you don't get blamed for anything. Send maintenance requests by email for proof or text a pic so you can have proof of reports. GOOD LUCK! Funny how the system was down the same day the debt collector called us to let us know we owe anything. A realistic review WARNING: ITS LONG I've been here 2 years in bldg 8. Advice for the owner: Get rid of Capstone and replace the online portal. The portal before was better. Can't make early payments and I can't request maintenance with this new one. ALSO, give your employees a raise for having to deal with EVERYTHING on this property. Pros: It's very affordable. The current office people and maintenance are really nice. They do their best to do what they can for the limited resources they are given and for what capstone allows them to do. Little grass area in the back. It's a townhouse style. Heb is less than a mile. Cons: *I've had packages stolen from front poarch and every single car has been broken into. DO NOT LEAVE ANYTHING IN YOUR CAR OF VALUE. One night there was a massive car brake in. Every car in the front of complex was broken into. *Payments online are a hassle. The resident portal does absolutely nothing. No maintenance requests through online. You have to call the office for everything! Payments online don't show up until the final day to pay, and you have to make sure it's the correct total cause it won't add pet rent (at least in my experience). *The office is overwhelmed, and they have a lot of turnover with workers. The poor maintenance guy that was here originally had a massive accident. There's only so much that 2 maintenance guys can do in a day. Especially if one of them is part-time. The newest guy seems to be helpful and gives good info to help with stuff around the apt. *The apt is old style. *My entrance window downstairs looks like it's crumbling and molding over. *The ceiling was leaking on and off since our move in 2 years ago until the maintenance was able to go in and fixed it. (It leaked for 1 year and 5 months!) The water damage has never been fixed. It has bubbling on the 1st floor ceiling. *The floors were not done right downstairs, lots of wrinkling on entrances and in the kitchen. *The cabinet hinge in the bathroom falls off all the time. *They don't change AC filters, so you have to do it. They provide filters at the office for free. *Maintenance is so overwhelmed. Any small stuff, do it yourself. *Ordering any replacement for appliances takes months if they even get approved by capstone. *the dishwasher has been broken for a very long time, and theres no sight in getting it replaced. They already looked at it three 3times, but it died after the first full wash. ***You absolutely have to get pest control every week (they only go on Thursdays). DO NOT MISS A WEEK IF YOU HAVE NO OTHER OPTIONS TO MOVE INTO.*** (it's small and large roaches/LOTS of spiders) Good luck to the workers I really hope the owner takes care of yall!"
"Wasn't too happy at first when I moved in 2020. The unit looked nothing like the pictures (i.e brown cabinets were poorly painted over white). They are really small for towmhomes. The units are old so go in with the expectation that you will not be luxury-living. I will say the units are livable, cozy, it is a quiet complex, maintenance is decent on timing for service (they go for the cheapest fix for everything so you won't get the best quality but it will be decent), the complex is quiet, literally 3 mins from shopping malls, restaurants, gyms, etc. and 15 min from the Austin airport. The property manager, Sasha, went above and beyond to make sure I had everything I needed in my home repaired and/or replaced. She takes care of everyone on the property with professionalism, she is always available, and so hands-on! She really has been super helpful in my time there. & I was a PAIN! Lol I'm truly going to miss Bluff Springs ❤"
"my family and i have lived here for 3 years and the manger Sasha is great the property is well kept the maintenance is quick to respond when needed. my kids n i love it here .. the pricing for the apartments are a good price for being near all stores and easy access to freeways ."
"I would like to preface this by giving a bit of information. When we signed at this apartment me and my roommate were new to Austin and didn't quite know the area yet, so our experience here might be a bit different than others. Management is truly wonderful and often bent over backward to keep up with this being an older complex. Our unit was the highest level of remodeled and looked beautiful. The flooring was nice, the fixtures were clean and new, and the tubs were big. Overall, we were so excited to move in. With that being said, although the unit was in spectacular condition on the surface, the plumbing was a little problematic. After 10 months of living at Bluff Springs, there was an issue with our water. The entire complex didn't have water for almost a week. The complex is really old and you can tell when things like this happen, but management tried to keep us calm. However, they did not offer any compensation for this happening. We had several instances with issues similar to this. Our unit would often leak water randomly and would flood our living room. This happened at least 4 times in two years. At one point my bathtub cracked due to lack of foundation underneath it causing a bubble to be created on our living room ceiling due to water drainage issues. The community is not nice or friendly. Children run around like crazy and there were cop cars there pretty frequently. We personally had a rather terrifying event happen while living here. A man violently pounded on our door for 20 minutes while we were asleep at midnight on a Sunday night over a parking spot in front of his unit. This apartment complex didn't even offer reserved parking, but we had several neighbors that were very entitled and rude - specifically in regards to parking. Management was able to assist us here and assured us that our safety was a top priority. I also had a lot of mail stolen here and my car keyed. Trash was often overfilled with people dropping off all sorts of things. There were men often drinking out by their cars and blasting music and catcalled women or would stare. Overall, my experience here was okay. If it weren't for management being kind my patience would have worn thin, but Sasha is truly a wonderful person. I would recommend living here if it fits your budget, because it really helped us out as two young women trying to get established while entering the workforce, but be prepared for a lot of traffic in the area."
"I've lived in Bluff Springs for about 2 years and I love it. I've never lived in a Townhome before and I'm in love with it I don't know if after this I will be able to move to a regular apartment. My kids are able to run, scream, play with out any one banging on my walls or roof or floor. LOL!!!! The complex is small which means quiet and clean. My apartment is an old renovated one (They are now are now doing new renovations that look awesome) and is so comfortable. So far everyone has been super nice to me and my family. The office Staff has been attentive to my families needs. :) So far so good!!!!! FYI The pool is amazing!!!!!"
