"I lived here for two years, and I am happy to finally be out. The new management has made some improvements but there’s also changes I don’t love. I’ll list things I loved first: 1. The color scheme 2. The overall look of the units 3. The maintenance team What I hated: 1. Paper thin walls- when I was on my couch I could hear my neighbor if they were in their bedroom and sneezed. 2. So many bugs- the rollie pollies, SPIDERS, the massive mosquito looking things, and more- throughout the hallways and in the units. 3. The ridiculous parcel (package center) charge if you don’t get your package in 48 hours ($3 a day) so good luck if anything comes when you’re out of town! 4. The counter tops are super porous and horrible quality so they stain and scratch like crazy. I have ocd, I am so clean, and I couldn’t avoid this. 5. Horrible sink water pressure. 6. No screen door with the sliding balcony/yard doors. 7. A door on the first floor garage has no lock so you can get into the complex if you get into the garage. HUGE safety hazard and I brought it to their attention multiple times- they never did anything to change it, just said thanks for letting them know. 8. The gym is super tiny and stuffy, the fans never work, and they keep the temperature way too high for working out. 9. **They installed turf in all the yards and got rid of the grass. Some people may be okay with this, but if you’re health conscious be aware of the danger. It is so toxic to touch and to breathe in the fumes from it. I won’t go into detail but I suggest doing some research. The chemicals the turf is made from pose a great health risk to you and your pet (carcinogenic). Luckily I moved out the day it got installed, but I am not sure why they couldn’t just take care of the yards properly to have nice grass instead of a yard full of mud (which it was the entirety of me living there).** 10. This area of austin wasn’t sketchy when I first moved in and I no longer felt safe the last year living there- walking around outside at night with my dog or even weird things happening during the day. 11. Or should I say my 13th reason… I moved out yesterday and I forgot a small lunchbox of a few items in my fridge. I called the office today and asked if someone could throw it out for me and I was told it is a $25 charge per trash bag. I said it wouldn’t even need a bag, someone can just throw it out in a trash bin for me in the hallway. NOPE… I was asked if I had a friend who could come do it for me, and I quite literally gasped. I would’ve thought the leasing office would be my friend and do that for me. Especially considering I am technically still a resident for 2 more days. Thanks for nickel and diming me!! Can’t wait to see what I get charged for even tho I cleaned my place spotless and hired a contractor to patch up holes. I will be updating this review when my move out is finalized on their end."

"Lived there for two years and couldn’t wait until I moved out. Pros: Maintenance team was efficient, friendly, and helpful, beautiful amenities, newer property, friendly leasing agents, food truck and social events. Cons: Rude and unprofessional property manager (Joel McGregor), frequent package theft, constant elevator and gate breakdown, too expensive rent for sq ft value, high school band early morning practice, unable to open new modern design windows (safety concern)."

"Maintenance is very on top of it and can be seen cleaning the common areas and hallways almost daily. Raul was able to come out and review my maintenance request in a timely manner, and did a great job of resolving my A/C issue within 20 minutes."

"Thought this was a nicer building when we moved in, but it is actually very average. The building quality has gone down hill significantly since we’ve lived here. Issues we’ve encountered: Theft, difficulty receiving mail, lost packages, lack of running water, power outages, many bugs, large dogs off leash running inside the building, pet waste and vomit in the corridors, lots of fees, and they replaced the cool real trees on the roof with extremely bad faux palms. Staff in the leasing office is very hard to get ahold of and when you do catch them, are generally unable to give a response in person. Everything in the building is done through the interface of a half dozen different apps and it is all relatively dehumanizing. We’ve only been here for a few months but due to the above issues we will not be renewing."
