"I wanted to give a higher rating but the recent rent increase is insane considering the issues I have had at this apartment. I had a rodent problem that persisted for months. They weren't able to fix it, though they did try setting giant traps in my tiny kitchen which were both hazardous to me and ineffective. There is no pool, no gym, and no amenities have been added to justify the rent increase. Apartment doesn't have a microwave and you don't have much space in the kitchen to add one. The wooden porches have a good amount of dry rot. There is no security and my car has been broken into here and my bike was stolen off of the bike rack despite it being locked up. They are trying to charge as much as a lot of new build apartments in the area but they were built in the 60's and the value is certainly not there."

"I submitted 2 maintenance requests in the morning and they were fixed before I got home at the end of the day. I’ve lived in 5 other apt complexes in Austin and never had such responsive mgmt. Great service team!"

"Maintenance requests are answered quickly and competently. Ivan is fantastic! The folks in the office are not good with communication, especially via email, response is often delayed or not at all."

"Love the apartment, right on S Lamar so there's a lot of walkable options. Hard wood floors with oversized Craftsman style window trim. Nice big courtyard with chairs and tables to enjoy a cup of coffee or walk your dog. The washer machines are easy to use with a phone app. AJ in the office was awesome, helpful, and responsive through out the entire leasing process."

"I lived here for a year and had no issue with management. Maintenance was always speedy and thorough. I had some horribly loud neighbors at one point, but that’s beyond the fault of the company. The price for the location can’t be beat... you can even walk across the street to Corner Bar on Sundays and get a free plate of bbq! BUT... MAKE SURE YOU SEE YOUR UNIT IN PERSON BEFORE SIGNING YOUR LEASE. The back side of one of the buildings faces a 24 hour storage facility that is loud at all hours. “Oh it can’t be that bad, I’ll deal with it”... is what you might be thinking right now. But I assure you it is that bad and you will absolutely mind. Another reason to check out the space first is to see how much light you get (if that matters to you). My apartment was nicknamed the dungeon because it got absolutely zero natural light."
