"I lived here for the past few years and the water is the worst in the city. Pipes were constantly busted, hot water didn't work, and for LITERALLY DAYS AT A TIME, none of the water would work at all. Not a single drop. When reaching out via email and phone and walk-in to try to fix it, they would scoff at me like I was bothering them. Within 4 months, the water had been out a total of 41 days. Sometimes it was 2-4 days straight. Sometimes it was just a random weekend. But it was so inconsistent, it drove me crazy. I felt like I had to do something, so I went to a judge and then sent a certified letter to their main office demanding that they have to fix the water in 7 days or else I could seek damages in the rent I had been paying. They fixed the water on day 6 to avoid the court. A few months later, the water started cutting out again. I finally made a plan to move out and I've been telling my friends to not even consider moving here. I'm not sure if they are under new management since I left, but as a tenant, I never felt my concerns were listened to, and from what I understand, the people who own it just abandon the entire complex while they raise the cost of rent. Seriously, don't live here."

"Julian and the staff is amazing. So glad they are here... I've been here 12 yrs and through 4 management changes and this team is by far much better JULIAN IS GREAT!!!!!"

"Hated living here. The pool was closed for 10 months of the year, no one cleans up after their dogs and they all bark all day long, trash everywhere, roaches everywhere. Maintenance comes in without permission while you’re sleeping. Management constantly changing and unresponsive. Water shut off frequently. They charge way too much for what little they offer. Stay away."

"I’ve lived here for 4 years; do not move to this apt complex. Especially this past year has been absolutely horrendous. For one, the water does not work. Yeah, you heard that right, the water to the whole apt complex literally does not work. We haven’t had water during the day for going on THREE WEEKS and now the city of Austin has turned off all water indefinitely until the leak is fixed. Why is it taking so long to fix a leak? I’ve been spending copious amounts of money on takeout food because we can’t clean any of our dishes without water. We can’t shower when it’s been over 100 degrees for over 40 days in a row. We have been buying water for drinking. And do you think they will discount our rent for any of these expenses we have accrued? Absolutely not. Here are some other reasons you should not move here: the pool hasn’t been open in idk how many years, the parking situation is not monitored and there’s never a place to park, there’s no gate so I frequently worry about my safety, the grounds are not kept trash everywhere, it took them ONE MONTH to fix my ac last and they put us in a rinky dink show apt which had no working kitchen, I could honestly go on for days. Stay away if you know what’s good for you, I can not wait to get out of here what a nightmare."

"Since I've moved in here there have been 2 deaths on the property, illegal fireworks being set off just inch's from the buildings, there was BLACK MOLD in my kitchen that i had to remove myself, the maintence cut a huge hole in my closet and 3 requests to have it repaired all say "completed" but yet the hole is still there, the property is in total uter disgust from lack of proper care, the pool has only been open for 1 solid month in the 15 months I've lived here, the property management obviously doesn't know what they are doing and as a result i am going to be breaking my lease to move into a property that actually cares about the way the property looks. My best advice is DO NOT move here. Its both rat and roach infested and the hot water only works 1/4 the time."
