"edit: * two years later, i can not BELIEVE that this complex is still running. these buildings should be condemned and evacuated. they are unsafe. the city of austin has acknowledged this and i have no idea how the company is wriggling its way out of consequences for this scam of a business - messing with people’s lives for profit. * it has happened AGAIN, but this time far worse. they’ve been turning off our water all year to fix an issue with the water line. after months, they finally patched up the massive, and dangerous, hole in the road that the repairs left. at midnight tonight, our water shut off. two hours later, a RESIDENT has called the fire department to try and help because the office emergency line is not responding. the line has burst again and the water is now rapidly pouring out of the seams of the road patch and flooding the road, even overflowing over the bridge and into the creek. pictured is a truck parked in the water for reference. this is not even the water at its peak — i imagine it will have reached peak flood in a few hours. the issue was too big for the fire department to fix, so they had to leave. austin water is likely not to fix the situation, because it is on a private property. austin water is out only hope not to be flooded into our own apartment complex. good god. so happy we are moving out next month. we know this is the start to another prolonged water outage with no compensation. if you listen to any review, listen to this one: please don’t move here, ***ESPECIALLY IF YOU HAVE CHILDREN***"

"Moved into the apartment in March of 2023 and have dealt with: black mold in each vent, have had various types of bugs (photos are blurry, but it's because I didn't want to get too close to -- that...but the creature came from the drain while my girlfriend was showering) have found there ways into the numerous crevices that have been revealed over time, the spray paint covered bathroom peeling with use, and an air conditioner system that's never right (the airflow wasn't right, still isn't great, but now the unit won't cool the apartment during 111° days; temperatures range from 70-86 inside at night and has been for close to 3 weeks now). These have all been reported to management but nothing has been done yet. Don't move here if you don't have to!"

"Do not trust this property or management. The photos are just a fraction of what you’ll experience at this property. I trusted the management when they said they were new to the property and fixing and resolving all issues shown in previous reviews. The apartments are made cheaply…. Walls have cover ups from damage, floors are uneven, leaks from numerous areas, cabinets and drawers that can hardly fit a pencil bag. Maintenance team is busy and work hard, however, requests can not be fulfilled in timely manner because of the issues all around the property. I feel sorry for them and believe they are doing their best. However, if you think management or anyone in the office cares about the issues you’re having, jokes on you because they don’t. After experiencing issues immediately upon move in and having service requests ignored for a week plus at a time, I have decided to terminate my lease. At which the management suddenly cared and wants to make this place feel more like a “home”. Then they proceed to word any communications with you as if you are the reason they can not fix the problems and they are working diligently for you. They are providing a false narrative constantly and professional liars. Contact the Texas Workforce Commission if you live here and experiencing the same issues and if you don’t live here, contact them and ask about complaints on the property. I trusted them and they took advantage of this. Email communications, service requests, photos, videos, recordings, and more to prove they have made this unbearable."

"I just moved my daughter out of there after a year of hell. No water for extended amounts of time, she was sick from mold, multiple leaks that were not addressed, trash everywhere. She had maintenance request that went unanswered, issues that were not ever addressed from the day she moved in. Drawers that weren’t even the same color, loose and crooked everywhere. As we went back to clean up, the ceiling in her bathroom is leaking all over the bathroom floor, the painted tubs are corroding. It’s a complete mess. I would never refer anyone to this place. I’m glad she’s out and in a great complex, with management that really cares. All these recent 5 stars reviews have to be paid for, read just a little further back than the last two weeks. Try the last year and you will get a real indication of what the tenants have really dealt with. I feel bad for the people who can’t leave, but I’m so glad she’s out and I don’t have to worry anymore."

"This place is falling apart, AVOID at all costs. Don't bother reading over the "amenities", a prisoner of war under the Geneva conventions has better standard of living than this place. Negligent management that fails to uphold there obligations to tenants. Stuck without a functioning shower or toilet for an entire month. At the end of which they decided it was appropriate to ADD an additional mystery Water charge from 3 months prior. Balcony is falling apart, this board fell three stories down and it's been there for the past 4 months. "Thanks for letting us know" is a common response to any problem that may or may not be addressed months from now. Appliances are outdated and break, so if you want to bail water from your bathtub to toilet or do dishes in your bathtub then this is the place for you! "
