Camden Gaines Ranch Apartments

"Been here almost 3 years now and counting down the days until my lease ends. Used to love it here until it became infested with crime. It’s nice to feel like you are living back in the woods but the reality of it is that it is also a breeding ground for homeless camps surrounding the complex. This is a major cause for concern and is likely a big factor in the amount of car break ins that occur here on a weekly basis. I no longer feel safe here anymore in my own backyard. The place has really gone downhill in a hurry."

"Until recently, I lived at lived at Camden Gaines for more than 2 years. I still go there to visit a relative still living there. I noticed a number of bad reviews and decided to provide some input on my experience. First, I had a nice apartment on the second floor overlooking the green belt. I thought the apartment buildings and grounds were well kept. It’s a relatively small complex so not too many people, cars or giant parking lots was a real plus. The office has a great party room with and a very nice pool. Being right by the Barton Creek green belt with direct access to trails was super nice. I just walked out my door and went on scenic hikes, some times seeing wildlife like deer. I liked that the complex was not super lit up so I enjoyed looking at the stars, a few planets and the moon at night. There were some car break ins but that is literally an epidemic all over Austin. Mine was never touched. I just made sure to never leave anything in view inside my car at night. I know some residents blamed management but the fact is, I thought management did everything they could. They’re not the Austin police and Camden isn’t a high end super expensive complex that comes with a guard at the gate and full time patrols. Reading some complaints that generally blamed management for other things, I wondered if some of these reviewers had ever lived in an apartment before. I have, and there are things you have to get accustomed to, or figure out how to deal with yourself, or move and try to find something better. Personally, I found management, staff and maintenance to be kind and responsive. Other good points… I liked feeling a bit isolated from the city. It was like living in a quiet community in the woods, but only 5-10 minutes to everything I enjoy about Austin…hiking, Barton Springs, Lake Austin, County Line BBQ on the overlook, cool downtown shops and clubs, Ladybird Wildflower Center, etc. I also appreciated being on the southwest side closer to Dripping Springs, Wimberley, Johnson City, Bee Cave, Lake Travis, etc. All in all, I really enjoyed my time there and considering all the positives, it beats out a lot of other choices."

"I recently moved to Austin from Costa Rica and took a chance on Camden Gaines. I work in multifamily housing, so I was very picky and thorough when looking online for a new home. I knew I wanted to be South, with amazing amenities (gym + pool), trail access, and a big green yard/space for my cat. Camden Gaines checked off all of the boxes. Reviews online with car break-ins had me concerned, but I know this is a common issue all across Austin, and so far I haven’t seen a single break-in. The leasing agents were SO helpful and timely, compared to other apartments I contacted. Mackenzie went above and beyond to answer all questions and emails I had from Costa Rica and made the moving process so seamless. My apartment is so nice and newly renovated, quiet, and spacious with amazing natural light, surrounded by trees, exceeding expectations. The patio is massive and I have a view of the forest, it’s very private and my kitty loves it. The maintenance team, Carlos and Marcus, have gone above and beyond to fix my very few requests within a few hours. What a luxury. I am so so happy with my decision. Love my new community, it’s absolutely deserving of a 5-star review."

"There are things that are really good about Camden Gaines Ranch. Chief among them is its proximity and access to Barton Creek. If you enjoy the outdoors and connection to nature, there's a lot of that to be found here, with seemingly endless miles of trails to hike and explore from the trailhead that begins here. But one lesser appreciated point is the responsiveness of the community managers here. They get lots of criticism from unhappy residents, much of which can be seen in these Google reviews, and it can be worrisome when considering Camden Gaines Ranch. But it's also worth noting that they often don't get the credit they deserve for all the good things that they achieve. In my experience (and contrary to my expectations), LaTonia has worked hard to address the issues I've brought to her attention. And she took genuinely Herculean steps to resolve the community issues that were adversely affecting my residency here. I appreciate how process oriented and customer focused she is, even to the extent of following up with me on the day that she said she would. IMO, she's a great role model for everyone else who works here. The only thing keeping me from awarding 5 stars though is the overall quality of the units here, at least in the newly remodeled ones, which is what I moved into. Leaky shower, broken patio/balcony doors, non-functional appliances, old low-efficiency windows. Having said that, while Camden Gaines Ranch is not a perfect place to live, it's still a great place to live with a unique outdoor experience. UPDATED: 2/21/24"

"Really struggling with the weekly car break ins and general security of the complex. I mean like two dozen cars a month get windows broken. Late model smart phone required to access the gate, amenities and your front door, which is super irritating. Superfluous fees get tacked into the rent but I guess it balances out to be on par with similar rentals. Otherwise the location is good, staff is friendly and responsive on repairs. The repairs aren't really done right but they'll try. Some people have complained about sound, but most never have an issue. Leave nothing in your car and you can enjoy the greenbelt and nature all around. Would be 5 stars except for the crime. Lived here for over 3 years so recommend really listen to older reviews and not someone they paid after a month to leave a five-star."
