"I recently moved out of the apartment complex, and my experience with the leasing office, particularly the assistant manager, Amber, was incredibly disappointing. Their attitude towards questions and concerns was condescending and unhelpful, making any interaction feel unpleasant. I dealt with it by reducing the amount of interactions I had with them to a minimum, and it still bothered me so that should say enough. Additionally, the ongoing issues with overflowing trash, leaky windows, mail break-ins and moldy bathrooms like other reviews pointed out weren’t great. A frustrating experience overall and I do not recommend."

"Pros of this place: the view is incredible. Cons: everything else. I moved over here to try to save some money after my rent in my former apartment was increased significantly, and I ended up spending way more here than I’d expected due to raised trash fees, exorbitant electricity charges, and random charges that would appear on my account that I would constantly have to be reviewing and questioning with the leasing office. The first unit I lived in here had a loud neighbor above me, who played music at odd hours of the night. The buildings here are not well built and you can hear folks above you clearly, even if they aren’t being inconsiderate. I complained about this neighbor multiple times over a five month period and nothing changed, so I ended up moving units to a different building. In my new unit, I was on the third floor facing west. What this meant is that the summer was brutal on my A/C bill. In the height of the summer, if I raised the A/C up a few degrees while I was at work then I was not able to get it back down by the end of the day, meaning my apartment was constantly at around 77 or 78 degrees unless I left it at 72 all day. In an effort to save money I kept my A/C high and tried to get used to it, but even to keep it high I still had about a $200 electricity bill each month during the summer months. I complained to the leasing office, and maintenance came out and told me, verbatim, that many of the buildings here need new HVAC systems but the apartment complex is not going to replace them until they give out. Maintenance was inconsistent at best and often times I needed to go in to talk to someone in the leasing office in person in order to ensure that the request was received and would be followed up on. The leasing office is helpful to a point, but if your needs continue to not be met they begin to get frustrated with you when you try to work with them or find other options. They are also non-communicative— we lost power for about 7 hours in August in our building, and they did not communicate with us about what to expect or what they were hearing from the city. I had to call Austin Energy for updates and give them to the leasing office— they did not have these updates and did not seem to be concerned. Noise wise, there has also been parties thrown at the pool on holiday weekends, with a DJ who plays music until 2 am, far past the noise ordinance. These parties have happened on Memorial Day and Labor Day, and went from the afternoon to early morning. I am far enough away where I never heard any activity from the pool, but I could hear the music clearly on these two occasions. The leasing office did not seem concerned about this either or eager to enforce the noise ordinance. Long story short: do not move here. The view is not worth it."

"Now that I no longer live there, I can give an honest review.. The vistas were certainly nice; but there were negatives to the complex. Guess this is how Grant Cardone likes to run his businesses. Look him up on YouTube, he owns the complex. Lived here for a more than a year now. It was meh. At the beginning of my lease the trash would often be overflowing, it seemed like they didn’t not have sufficient pickups, but a few months later it was resolved. I had a third floor unit facing Cap Texas/360… They use SINGLE pane glass windows, your light bill will increase significantly in the summer months, I was paying nearly $200 in lights for a 700sqft unit. Not to mention the construction is rather shoddy; water would leak in through the window frames when it stormed. I would have to put towels on the window sills to prevent the water from leaking onto the carpet. Parking is a joke. There’s hardly any spots, and your car WILL get dented, dinged, and scratched because the parking is so close…. You’re better off paying for covered parking or a garage tbh. Here’s the kicker, I moved out more than a month ago, decided to break the lease due to all the issues. I got paperwork more than 30 days after turning in my keys, acting as if I still lived there…. Also, the forest area on the side facing 360… a lot trees fell. And they were NOT cleared, be aware that it is one giant fire risk. One spark, and all those dead trees will go up in flames.. During the freeze of 22 the power went out across the entire complex for 6 entire days due to how they have the buildings wired. The gate was broken more often than it worked, whether someone hit it or it broke on its own is arguable, but more than half my time there, the gate was inoperable. Also, they charge you for having packages delivered. If they get delivered to one of the lockers and you can’t pick it up, they will charge you $5 per day. If you don’t have a CC on file, you cannot have packages delivered… lol this place really became a joke. Also, they pay about $10 per unit for valet trash, and charge you $35… it’s the perfect example of just how money hungry this complex is. Now that you know what you’re getting yourself into you can make an informed decision."

"We love this community. Amazing views, great neighbors, amenities and access to hiking trails. The staff is friendly, Amber at the front desk is very helpful and proactive, Julie the manager is personable, accessible and genuinely invested in creating a good experience for residents. The new maintenance team has been quick to respond to requests. Overall great experience."
