The Maddox Apartments

"This needs to be said. These apartments are beautiful, in a nice neighborhood and have amazing amenities. HOWEVER, I ended up not getting approved and i was told several times that i would be getting my admin fee refunded. This was back in December, it is now March. I have called multiple times in January and left voicemails. I went in to talk to someone and was told i should see it in 30 days over 30 days ago. no manager has ever gotten back to me, I’d just like my money back."

"I wish i could give a zero star. First off, if you’re solely looking for an apartment based off of aesthetics then go ahead, this apartment is for you! Because it is super nice and gives off a luxurious vibe, i can give them that. Besides that PLEASE RUN!!!!!!!!! This apartment is so poorly built and you can literally hear everything going on inside and outside! The manager of this apartment is not helpful and super rude and condescending. When you move out just know you’ll be paying about another months rent due to all the bills they’ll try to put on you for moving out. Of course if you lived in an apartment for a year it will definitely look lived in. This apartment charges on the most dumbest things you cannot control after you move out and do your due diligence of cleaning up the place properly. Your best bet would be to avoid this apartment at all cost if you like your peace of mind."

"Upon moving into the apartment the hallways smelled of garbage and pet urine. The hallways still reek of the same exact stench. The second red flag was the inside of the apartment was deplorable. There was dirt and hair everywhere! I was prepared to do an initial light cleaning, but ended up having to devote a few days to deep cleaning the entire apartment. What really put me over the edge is my recent vehicle purchase. I forgot to transfer my parking decal from my old vehicle to my new one. Upon calling Erin, as soon as I noticed the mistake. I was informed there was nothing that ANYONE could do to assist me in getting a new sticker. My only option was to pay $100, even with proof of the old vehicle sale. As an unproblematic tenant, who has overlooked the apartment short comings (i.e., consistently broken gate, animal waste every where, no open parking spots, loud neighbors), I believe the customer service is lacking. Not only in compassion, but just human decency."

"Beautiful Katy complex. Coming from the "downtown high rise life", it definitely was a smooth transition and quiet complex. I would say safer than MOST, however my license plates were stolen from here. Unfortunately, they do not have cameras throughout the parking lot so your chances of catching any criminal activity is hard. The Maddox definitely has a few areas of improvement: • Gates. Broken more days than not. Seems any type of rain will cause the sensors to jam and then you're stuck. • Packages. Always lost. As a resident, you pay additional for the Parcel Pending - but carriers tend to give the wrong codes to the wrong residents, which leads the resident needing to contact management and have them open every locker. Very time consuming and inconvenient. Overall, other than these two opportunities, I truly did enjoy my time living here."

"These are the most beautiful modern apartments and for the monthly rent it is pretty much affordable compared with other apartments complex in the Katy area. I did my research and The Maddox was the best option for the price I was willing to pay. Erin works at the front desk and she is the best!"
