"DONT EVER LIVE HERE. Management is horrible. I’ve had a rat problem for months and put in multiple pest control requests both online and in person and nothing has been done. None of the staff knows what they’re doing or what they’re talking about. I don’t trust anyone to help me at this point. I’ve also had multiple AC issues in the summer where my apartment was unlivable because of the heat. The staff will not accommodate you and your maintenance requests will 100% be ignored. I would rate 0 stars if I could. In fact I would rate negative stars. Also the rent at Across The Street apartments is the highest out of any of the Denton Student Apartment properties and it’s a dump. Do yourself a favor and DONT EVER LIVE HERE. Honestly, don’t live at any Denton Student Apartment property. Good riddance to this place."

"The management here is an absolute JOKE! We have no idea what happened to the previous management; they were probably given the boot. Now, we've got a brand new one, and oh my goodness! I believe all the business schools should consider organizing tours here just to showcase how terribly something can be run. It's practically an art form in how poorly it's managed. I'm racking my brain to figure out which has been worse for me: the experience I had in the across the street apt, or the 8 months of hospitalization after my surgery. And you know what? I'd gladly have the surgery every year, but I'd never choose to stay here again."

"I wish I could rate it negatively. Interestingly, there was abysmal management, and somehow, an even worse one replaced it. I could pen a book about the issues. My renter's insurance has been charged for the third time, and I've been diligently sending emails and making calls. The document is on the website, yet they don't seem to bother checking it. I submitted a maintenance request, and while I'm at home, I receive a message claiming that my issues have miraculously been fixed! Quite the miracle, isn't it? But in reality, nothing gets fixed; they simply delete the requests instead of resolving them. I'm just counting the days until I can escape this place. Take a look at the comments for yourself, including those positive comments from the staff themselves (quite amusing, actually). It's not just poor management (if you can even call it that; it would run more smoothly without any management). It's about the stress you'll inevitably endure, so take the comments seriously."

"I haven't even moved in yet and the front office is impossible to reach. At the time I'm writing this, I've been trying to get in touch with them to sort out any last minute details before I have to move out of my current apartment and travel abroad. Apparently this is a recurring problem for a lot of people, as the employees either ignore the incoming calls and voicemails or just shut off their phones entirely. I've had to call 3 different numbers including the emergency line just to get in touch with someone for one simple question and no one answers the phone. I also keep receiving different information about when I'm able to pic up my keys. First they tell me I can get them after I paid the security deposit. Then I'm told I can't get them until the move-in day plus after I pay additional fees that I can't even pay until 3 days before I move in. So which is it? I know I can't do much at this point because I already signed the lease and paid the security deposit. But it's not comforting to know that this is how it's going to be for the next 7 months. Based on the reviews I've seen about the leasing office and the overall conditions of the apartments, I'm already preparing for the worst case scenario."

"Lived here for a few years and went through about 2 management companies. Valiant is definitely the worst. They did away with all amenities that made the place worth living there, and then raised rent about a $100 and included bills on top of parking issues. They did nothing to fix AC problems in the summer 2 years in a row, let their maintenance people mark jobs as done when nothing was, so on and so forth. When a job was immediately marked as completed and I called to ask what was going on, and FINALLY managed to get ahold of someone, I was told that that fix was the tenants responsibility. This is despite the fact I had no way to do the job. Laundry room was down from roughly November to when I moved out. Some of the mail boxes were broken and always open, so I'm not sure how people weren't getting mail stolen. The walkways to second story apartments had rotting boards and their solution was to slap a coat of pain on in. Bug problems, rat problems, you name it, it happened. Don't move here. Whatever you do, don't move here."
