"Everything breaks, management is hard to talk to and will not make you feel at home. Expensive and inconvenient for a college student. Incredibly ridiculous charges at the end of lease for things you were not involved with. Much more can be said but is not worth my time."
"My last review didn’t show up because I guess they couldn’t handle people telling the truth. Point is don’t stay here. I would rather be homeless than live in one of their properties. I would rather be dead than live in one of their properties. However, If the water heater doesn’t explode, or you don’t contract some disease from the millions of cockroaches, or your 30 year old air conditioner doesn’t break, you will be too. If you’ve moved into your new apartment and your looking at the Google reviews thinking they are over reacting, you are wrong and you have made a year long mistake that you will regret long after you move out."
"Our experience with Place to Be Properties has been nothing short of a nightmare. Dealing with them has been an exercise in frustration, as they consistently displayed rudeness, unprofessionalism, and a complete lack of respect for their tenants' rights and concerns. From the very beginning, it was clear that this leasing company lacked the basic courtesy and professionalism one would expect. When we encountered issues with our rented house, Place to Be Properties was shockingly rude and dismissive. Their attitude towards addressing problems was confrontational, leaving us feeling helpless and unheard. Perhaps one of the most egregious incidents occurred when our security deposit was returned to them by mail, and they failed to contact us about it. This negligence led to unnecessary delays and confusion, as we were left in the dark about the status of our funds. Communication with Place to Be Properties was an absolute nightmare. It would take days, sometimes even weeks, to receive a response from them, making it nearly impossible to address urgent concerns. This lack of timely communication is unacceptable for any leasing company and caused unnecessary stress. One of the most concerning incidents was when they transitioned to being our leasing company. Without any prior notice, they walked into our home. When we inquired about this intrusion, their response was nothing short of outrageous. They claimed to have left a notice on our front door and shifted the blame onto us for not receiving it. This breach of privacy was not only unprofessional but also a violation of our rights as tenants. We also experienced bullying tactics from two of their staff members, Rosanna and Tammy. Instead of addressing our concerns respectfully, they engaged in hostile and unprofessional communication, leaving us feeling harassed and disrespected. Throughout our interactions, Place to Be Properties consistently tried to make us feel at fault, even when the issues were clearly their responsibility. They were unwilling to understand the challenges we faced due to their transition and threatened eviction rather than working towards a mutually agreeable solution. In conclusion, our experience with Place to Be Properties has been incredibly frustrating and distressing. Their rude and unprofessional behavior, lack of communication, disregard for our privacy, and bullying tactics are inexcusable. We strongly advise anyone considering renting from this company to think twice and explore alternative options to avoid the stress and frustration that we endured during our time with them."
"If you’re thinking about leasing with Place to be Property please read through for my 4 year experience. I moved in in 2019 and the leasing agents were wonderful, not very good at responding back but, they could get things organized. Stephanie was our agent and while she has an attitude and WILL NOT let you be heard she is very knowledgeable. The apartment we got was old, outdated, and had roaches which is a common complaint. We were able to get them out mostly on our own work as the pest people I swear have water in their “chemical tank” so be prepared to fight them off when you move in. Your appliances have to be a hazard to the property before they will replace it so if you see something old you’ll have to live with it even though you pay top market price. Maintenance people are great and up to date on work orders however, if you don’t have security cameras I’d invest in it because, I’ve had lawn workers steal from me and Place to be will REFUSE HARD that they did it. It wasn’t until I sent the video that they back tracked and tried to make it right. YOUR RENT WILL GO UP A LOT IF YOU DO NOT RENEW FOR ANOTHER YEAR IN OCTOBER (Yes only a month or 2 after your lease start date)It’s a disgusting business practice they use that has damaged my opinion of them severely. Shame. If you are thinking about Craig Place good luck with the AC because insulation is nonexistent in the property and you face the sun. Place to be will put a bad taste in your mouth almost every time you talk to them AFTER your lease is signed and they will show your property to strangers randomly and scare you into renewing a lease because someone is interested and you have 24 hours to sign or they will lease for the following year basically kicking you out MONTHS before you’re even thinking about moving. This is what happened to me twice which is why I stuck-it-out with them for years. BUT Loyalty is not noticed and moving out will not be accommodating at all. After 4 years here I needed to leave for work in October and they said “sign a year lease or get out” so I did lose that opportunity and I do hold them to it. I left my apartment in incredible shape and very clean with documentation of my work and they decided to charge me $0.63 in cleaning fees (petty) with a $2.50 processing charge that is not “them” but it’s the platform they CHOSE to use so be advised there is no way to pay rent without a processing fee. It was very petty and insulting based on how beautiful the property was returned to them. Last thing I can say is try to find another place to live, there is far nicer places for the same price, trust me I know now. They really ride the “close to campus” a little too much. My rate was $1099 when I moved in and they wanted $1750 when I moved out. So, I hope this helps you consider Irwin Realty “Place to be Properties”"
"Lost paperwork in the first year of leasing. Had a lot of issues in the apartment Prairie Oaks. Stayed an extra year only because of covid. Very careless set up with boiler and A.C. Their own worker warned us of the danger and said that we were ‘lucky’ that nothing happened to us as the boiler could have exploded. (Water was running out from AC because of wrong pipe deposit construction; came in 3 times within the year to “fix”. Last solution was to put aluminum over pipe) Connections were completely rusted, and after having boiler replaced water started dripping on it again. Called quickly to inform of emergency (since worker informed us to immediately call if it happened again) and stated that they would send someone. It took 3-4 days for someone to appear. We had a loose living room fan, near one of the exit doors the top was covered in tape the first year and water would pass through. Some electrical sockets were broken water damage in a few of the restroom cabinets. Only have few pictures for example of after effect and of boiler but proceed with caution when leasing. CHECK EVERYTHING WHEN FILLING OUT THE PAPER WORK!"
