"DO NOT RENT HERE Edit: So as for the previous problems of the AC not working, I ran into the "maintenance man" who told me the owner kept emptying out the banking accounts and wasn't leaving funds for the repairs. So the previous manager has now quit and a new lady has taken over. She just tried to barge in the apartment but I had the dead bolts locked (I was naked and she very much knew we were here). When I open the door she informs me who she is and that she has no lease on file for this place. I give her our copy, which is in my brother in law's name. She is extremely rude and had a very aggressive tone and body language from the get go. She proceeds to tell me I'm an unauthorized tenant and have no right to be here, regardless of previous management knowing that I've been here for months, and that the lease isn't valid because it isn't signed in all the correct places. I get that apparently the other lady wasn't doing her job correctly and now she's coming in trying to clean up her mess, but that is in no way my fault and the way she approached the situation like we've done something wrong was totally uncalled for. This place is horrible and so are the people running it. Also the picture of the pretty landscaped yard is misleading. Only one yard looks like this and it happens to be the one we are staying at. A retired sheriff has lived here for 17 years and he maintains the yard on his own dollar because he wants a nice yard. The others are complete trash. We rented an apartment while my husband is working in Dumas. Our ac has been out for over a month. Every time we get a hold of the landlord she blames it on her ac guy and says I'm going to call and figure out what the problem is right away but nothing is ever done. The heating element on the hot water heater has just about gone completely out so now not only am I having to take cold baths but my children, including a 6 month old baby, are as well. The oven does not work properly and the apartment is just completely run down and trashy. The place was filthy when we moved in. What kind of landlord doesn't at least clean a unit before renting it? This place also charges higher rent than others that are much nicer. The only reason we went ahead and tried this place out is because the nicer ones were full and it's way cheaper than living in a motel for months. I've lived in some not so nice apartments before. This one is by far the worst."

"Cheap apartments to stay at.. But you get what you pay for. I've had tons of problems with my water. First my shower was leaking and got black mold behind my shower. Then they take 2 weeks to fix it.. Not fixing the black mold issue.. But replaced all the tiling in our shower. Now have water leaking into our spare bedroom.. Every week to every other week.. maintenance is here to fix something.. Its getting old quick.. I wouldn't refer anyone to stay here..I would rather pay more for a apartment then stay here again."

"I agree with john... everything he said is on point. From the mice smell. Just toss in electrical issue and plumbing issues and you are on point. They will tell you they will address the issues with no result. The maintenence is the managers spouse so they are no results. Rodents ... plumbing. ..electrical issues with kids. Someone needs to notify housing officials. It is a slum landlord apartments."

"Despite the reviews I read and all of the warnings about this place, I moved here anyway. I needed a place to stay right away. That is what this place is for. Jasmine apartments stays full due to refugees and people with housing assistance that have run out of time to look for a place. They will rent to anyone, no matter their previous rental history. Because they rent to those who find it difficult to find another option, they charge the highest rent in the town with absolutely no regard to tenants health and well being or living conditions. There are bugs. There are mice. Every thing in the apartment is falling apart, dirty and stinks. The management will tell you they will do things and there is no follow through. This place is a slum. The management and owners prey on immigrants and impoverished. The lady that worked in the office when I signed my lease quit. With tears in her eyes she said she couldn't do this to people anymore. While they set up such a foul living conditions for the underprivileged and charge FAR more than average rent for this town, they hang up christian propaganda around the leasing office. The last thing these sharks are is caring and spiritual. I don't know how they sleep at night."
