"I had to book a second night in Austin for a work event. When I found Frances Modern Inn, I was so impressed with the decor and how it was NOT a corporate feel. The staff was always available via phone and text and very helpful. The room was very comfortable. The composition of the color, decor and furniture was amazing! It was also very close to the airport."

"My husband and I stayed here in December 2023 and LOVED it! Vicki and Abba were so warm and friendly. The room was decorated thoughtfully with unique furnishings and lovely shades of blue and yellow. The standalone bathtub was particularly nice! Everything was immaculate. We were celebrating my husband's birthday with a BBQ pilgrimage to Franklin's and the location couldn't have been better. It was an easy walk over and Abba provided us with folding chairs to use while we waited in line for Franklin's."

"The Frances was a great choice to stay at. It’s in East Austin, great food, bars, very walkable and close to downtown. This boutique hotel is safe, clean and the staff is friendly. Free and unlimited sparkling water and coffee! They helped make my partner and I’s anniversary special by having a bottle of bubbly and a special note. The only downside is the parking, they only have 4 spots on site but plenty more about a 3 minute walk down the street. Overall, I highly recommend staying here!"

"Such an amazing place to stay! We stayed for 4 nights, and it was so lovely. This little inn is great place for a couples get away. The location is in a great little neighborhood with lots of history and a great arts scene. There is complimentary parking, which was a huge plus for us, although there is plenty to do within walking distance! It is clear that this place was designed with love and attention to detail. The soaking tub was amazing, and was definitely utilized each night. The communal patios with espresso machines and the rooftop patio were so nice to hang out on. They have a new restaurant downstairs which was delicious, although if you have a room right above it you can definitely hear the music from below. This was not an issue for us, and it is off by 10 pm, but if you are sensitive to sounds I would recommend requesting a room further away from the restaurant! Vicki was so attentive, and had plenty of great recommendations of things to do around the city. If you are looking for a relaxing and low-key place close to the city, without being in the chaos of downtown, then this is definitely the spot!"

"Wonderful two night stay here last week! Room was a mix of dark moody vintage with contemporary touches. Luxurious bathroom with robes, big towels, great toiletries. Balcony overlooking the street, rooftop deck with views of the UT Tower, the Capitol, and Frost Bank tower. Outdoor lounge on each floor with comfy setting, electric fire, fancy coffee makers. Walking distance to a variety of restaurants and the Texas State Cemetery. Staying in East Austin was fantastic - free parking, walking distance to a variety of eateries, but extremely close to the UT campus, Capitol complex and museums."
