"If you are staying long term and leave the manager Grace will take 3-4 months to give you your 200.00 deposit back. The park has no management or is supervised at all. It is dangerous and not secured. Drug addicts and homeless people wonder around and steal things and use the bathrooms and showers. The entry is not gated. Your belongings have no protection. There are registered sex offenders living in that park (public knowledge). Bathrooms are not up to code and have severe black mold. 1 of the 2 is closed because of it. I had mail, laundry and personal items outside my trailer stolen multiple times. I have camera footage and Grace did nothing about it or made the resident leave who was stealing. He also walked around naked in the middle of the day when children were getting off the school bus. It was reported multiple times and Grace did nothing about it. She still owes me 76.00 from my deposit. I was charged electric on a weekly rate. Advertising on their website says clearly it is included on weekly rates. It is a lie and false advertising. I have reported them to the better business bureau and am currently waiting on a court hearing for a lawsuit I filed for withholding my deposit. This review is true and to the best of my knowledge. My advice, find another park to stay, even if only for 1 day."

"Place needs a permanent fix for the entrance. If I owned a travel trailer I wouldn't pull it in here to hit the huge hole. I would give it five stars but , The driveway needs the holes fixed!!!!!!!!! The entrance off hwy 35 needs the huge deep hole fixed!!!!!!!! The place is very clean and lawns are well maintained. Just be warned that the lawn crew will not weed eat around the plastic flexible hoses. My option is that the lots needs covers over them."

"Warning: DO NOT STAY here! Yes it is in a nice place with a huge dollar general right down the road and it has concrete slabs and all that BUT if your interested in getting your deposit back when you leave DO NOT stay here because my husband and I stayed here while he was working in Chocolate Bayou which was 3 months ago and ever since we left I have been trying to get our deposit back! We paid a 200$ deposit and was told by the other lady that is no longer in the office that they only took cash so our deposit was paid in cash like she asked with ofcourse no receipt given. We paid our rent on time every month and we followed all the park rules and when we left we were told the check would be mailed out shortly after but 2 months after that no check received so I got in touch with the new park manager that had taken over a week or 2 before we left and she contacted the office and the office told her that they mailed my check out on the 25th of August but that was a lie because 15 days after that still no check received. I assume I'm not allowed to have the office number because all Beverly the lady in the office says is that she gave them my number BUT nobody has ever called me back so it sounds like to me they do not plan on giving back OUR money that is rightfully ours. So if you dont care about your money this is the perfect place to stay but if your concerned about your funds then stay as far away from this place as you possibly can! IF and when I get my deposit refund check I will edit my review to tell u when I got it but my feelings about this place will never change! They do not know how to do business at all and I dont think it's the lady in the office, it's the big office, the one I just can't seem to get the number to! I sure hope you read this and take what I'm saying into consideration before you stay here because I could not be anymore serious about it if I tried!!"
