Schmeltz Plumbing

"I have a home warranty policy. And the company chose this plumber. The first time he did work on our property it was because pipes had burst and the two apartments above the garage had no water. The goal was of course for the tenants to have water. it was a complex situation but he would do a bunch of work and bill us and we paid him. Do a bunch of work bill us and we paid him. Then he said the job was done. But he never bothered to actually go upstairs to see if the water was working in the apartments. And then later argued with me that he was just hired to fix pipes not to have the water running to the apartments? Please explain this logic to me?! Lol! So after thousands and thousands of dollars we actually had to hire another plumber to complete the job. Cut to this week. Simple leak in a bathroom sink. Which turned into a broken vanity that needed replaced. The price $1400. We gave him half the payment upfront. And he did complete the job quickly. But then he wanted his payment and I received a text from one of my tenants in that apartment showing me that he had damaged the tile while doing the job. Which he was not going to disclose. He was literally going to try to sneak away. I think my Tenant may have been trying to be nice I’m on certain? But for some reason, Damien seem to think that it was OK for my tenant to repair the tile. When I presented Damien with the facts . Due to a combination of immaturity and lack of professionalism. He didn’t even apologize. I had him sign an agreement that he would repair the work. And told him it would be a couple days because it was the weekend and our office were closed and that he would be paid on Monday. But in the meantime, he started sending text after text after text, demanding his money. The desperation made no sense. Being that in the past had been paid thousands of dollars and never stiffed. And the fact that he felt entitled to be paid in full, even though the job wasn’t done due to the damage he made. Even after trying to explain to him that he was going to be paid on Monday. Though I had trouble getting my business partners to agree to this. I received a threatening text as did my tenant where Damien said he was going to come over and rip out the vanity in the work he did. if I did not pay him right away! Lol. So I had to call the Toledo police and ask them what to do with the situation. So of course, at this point, I don’t want him anywhere near the property. But I’m still trying to be a fair business person. What I offered him was we would get a quote to have the tiles fixed. I would present him with that quote. And we would reduce that from what we owe him. And be done with each other. Overall a very stressful and nightmarish experience that isn’t finished yet."
