"We moved recently and have been nothing but grateful. The location is great; has plenty of options to eat nearby and to shop. The building is always clean and with a great smell. The staff is very friendly, specially Gilberto Alfonso who gave us the tour and walked us through the process to get our gorgeous apartment. Please, ask for him! He is amazing, professional and kind. You won’t be disappointed!"

"I enjoyed the apartment itself, like previous reviewers said. Amenities didn’t open until April of 2022. (So renters were paying for amenities they were not able to access). Frequently other renters would trash the common areas (not picking up after dogs, leaving trash on the ground). The fire alarm went off on average twice a month until October 2022. Not only were residents most likely cooking without using their vent fan, but I overheard the fire department yelling at management due to the frequency of the alarms. The trash chute buttons stopped working after 3 months (so you couldn’t choose between recycle or trash). Their policy changed so you couldn’t leave bulk trash without a $1000 fine — you had to arrange for bulk pickup with the trash company on your own time and dime. The building also apparently denies all renters the opportunity to renew their lease. One neighbor told me that they immediately put him on month to month. We were never extended the courtesy of a renewal offer, despite verbally requesting to management. The notice to vacate process has additional steps with their own internal requirements. They will make you sign something at the 60 day mark rather than touring your apartment with you the week you move out. After moving out, I received only half of my deposit. Something to do with the “water.” As a courtesy, I ran the laundry machine on a clean cycle and apparently the Samsung gave the SUD warning (which only requires a filter drain at the bottom of the machine — but I guess that’s worth $300). Prior to Rentyl purchasing the properties, it was owned by ZRS Management. Same employees though."

"Horrible experience where I felt discriminated against for not being from here. Went to take a tour and one of the people with us had a foreign ID, to which they rejected saying that their policy said only an American ID is allowed, and they insisted that we wouldn’t be allowed to tour unless we had the foreign guest’s passport, which they should NOT be asking for. Overall we felt embarrassed and uncomfortable throughout the whole experience. They should not be asking for any type of immigration or passport documentation as they have no authority over any immigration policies. Felt discriminated and judged the whole time we were there. HORRIBLE EXPERIENCE. Will never be doing business with this company."

"The overall complex and experience I've had and felt is a 1. Extra star to 2 is purely for Alfonso, who is a lovely person. But lovely only goes so far. If you move here and have any maintenance needs, good luck! I've never lived in a building where you submit a ticket and don't hear from anyone in days or get updates on things that have been wrong from day 1. For the price being charged, the building and service isn't up to par for price or the term luxury living. See attached photo! Yes that is my kitchen window that I had to put garbage bags over to have privacy from others looking in at night. Why you ask? I took possession of this unit on August 30th. Clearly nobody did a walk through as how do you miss a blind being completely gone from kitchen window. I arrived here in Florida on September 24th and reported the missing blind on September 25th. On September 27th, I was told the blind was ordered and should be here in about a week. All good, right? If only. On September 28th, maintenance called to come measure for the blind. Red flag 1, how did you order blind the day before but you didn't know size so clearly a lie the day before. Still believing it will be here in a week. I call at end of following week as nobody followed up to only be told they hadn't heard from vendor and would follow up. I have not received one proactive call from anyone on this missing blind since. I've called and texted many times to only be told we still don't have it. I raised a fit 2 weeks ago to be told it would be here on Thursday. That was 6 days ago Thursday. I called on Monday and still no blind. Service ticket was changed to on hold this morning, no call or any details on how long I should wait for a simple blind. That was final straw for this review, another hold with no info. It really does appear nobody actually cares. Apparently here you pay over $3,000 a month in rent to live like ghetto trash with plastic on your windows. Nobody seems to care so perhaps a negative review will wake someone up. Not holding my breathe. The review from Evgeniya from a few weeks ago is spot on. Maintenance is a joke here. Quality of construction is also poor, I hear every step my upstairs neighbor takes. Forgot to mention the illusion of security here. It's so secure that people in North building have no access to the larger central building and the nicer pool deck. Use pool in your own building is statement. Ok fine but if this is really a secure building why is there no security on the back door? That's right, anyone can access the building using back door. No access control at all!!! What is the point of accees control on other doors? It feels like everything else, half baked with no real effort or thought put into it. This year lease won't be up soon enough. You've been warned!"

"I had an unfortunate living experience at Rise Plantation Walk during the years 2021-2022. The management personnel exhibited a disappointing level of rudeness and unprofessionalism, which significantly impacted my overall satisfaction with the place. One of the major problems I encountered was the consistent flooding of the garage after rainfall. Incessant water accumulation made it incredibly challenging to park my vehicle comfortably and safely. This not only inconvenienced residents but also posed potential risks to the safety of our vehicles. Moreover, I never felt secure in the apartment complex. The lack of proper security measures and inadequate surveillance systems gave rise to concerns about personal safety. Overall, my time spent at here was marred by the rude and unprofessional behavior of the management staff, recurrent flooding in the garage, and a constant sense of insecurity. I highly regret choosing this apartment complex as my place of residence and would advise others to carefully consider their options before making similar decisions. Please note that this review reflects my personal experience, and others may have had different encounters."
