"I rescind my past 1 star review and give MAA a 5 star rating with regards to service, communication, and effort. I had previously gave a 1 star review because I had thought they had kept a $500 security deposit of mine. I was completely mistaking, and my security deposit was only $50. I had a small(very reasonable) balance left owed to them for carpet cleaning, which is clearly outlined in the leasing agreement. They are a good/honest property management company, and I apologize for my previous review."

"I'm on my second year at Mandarin Lakes and still love it's sprawling vacation resort vibe. Apartments have a modern "treehouse" vibe with airy breezeways and lots of apartment recreation and parking space. The office and maintenance staff are friendly and go above and beyond. No place is perfect, but this place is pretty close. Wouldn't be anywhere else."

"I was so happy the day I moved in. The entire apartment was the cleanest I have ever seen. 6 months later, I feel so embarrassed to be living in a such a place where the office will not clean this place up. All the negative reviews are correct. I scrubbed the concrete in front of my doorway, because it was so nasty and smelled horrible as well as get rid of spider webs and eggs off the walls and stairway near my door. My house has been treated for bugs, however, the building is infested, due to lack of basic maintence, roaches and spiders. I am just dealing with it, because I do not like maintenance always coming in to fix things that should already be fixed. The other buildings have gross green walkways. A simple pressure wash would make a tremendous difference. The biggest issue is the trash. It is out of control. This is the way it looks almost every day. Maintenance will pick up the bags, but leave the used cat litter chicken bones, etc. and flies are always swarming. I don't usually complain, but this place has consistently shown that they do not care about the residents well being. Look at the picture and see for yourself. I really hate seeing this every morning. It is so disgusting. Office, if you clean it up and keep it clean, I will remove my comment. 11/5/23. Added new photo. This place is a DUMP!! DO NOT MOVE HERE!!"

"I rented one of the older studio apartments and I don’t know if it was just mine, but it was bad. Mold all over the cabinets and it smelt like mildew and mold so bad (mainly in the kitchen) that it gave me a headache. I decided to end my lease. I have a 6 month old and didn’t want to risk his health or mine by continuously breathing in that air. My apartment was so humid that the sticky part of an envelope stuck to a piece of paper on its own…. My app told me that my apartment was at 84% humidity. Clearly these apartments need to be completely redone. There is obviously something wrong with the insulation and/or conditioning system. The manager said she would take out the bottom of the cabinets and replace them but that’s only a very small part of the problem. They need to address the root of the problem which is how humid that apartment gets. It’s a health hazard. I paid 1,200 a month. They are making me pay close to 3,000 to break my lease. I would have never agreed to sign this lease if I knew how bad it would of been. I’m very upset and disappointed. I thought that with mold and such terrible humidity that they would work with me and help me out. Nope."
