"Unfortunately this community has changed management companies three times in the 4 months I have been here and the only ones who suffer are residents. They do not take care of the community but charge fees for landscaping and amenities. Dog trash bins overflowing, dead grass, lighting in the walkways broken. When you try to express these concerns there is no one in the office to answer the phone (they do not return calls when messages are left either, I am not sure if anyone works there anymore because no one is there when I stop by.) It is disappointing because the homes are great but difficult when management does not care about their residents. Edit to add: I followed the instructions in the response below but no one ever responded to my email and the phone number is out of service. I believe the responses to the reviews are automated."

"Please do yourself a favor and DO NOT LIVE HERE! The actual homes themselves are amazing and we lived here for two years. We decided to leave because the management of the facility is horrible. You can try calling, emailing the office with a response a week later if you get one at all. We moved out two months ago and still have yet to get our security deposit back after multiple attempts of contacting the office. We’ve tried going in person to get answers with receiving no solid answer. We’ve gotten the runaround and now they won’t even answer the phone when I call and leave a message. The only other positive of living here is the maintenance staff is very courteous and efficient with the request they get. I wouldn’t recommend living here to anyone. But if you can look past all of that have fun trying to get your deposit back once you move out. EDIT: We finally received our security on 01/03/2024, after we had moved out on 10/20/2023. It took constant attempts to finally get our deposit back. Mind you every time we were available to talk they were not. I sent an email to discuss my review and received no response. Like I stated in my initial review, be ready for these struggles if you decide to move here."

"We moved to the community in 2021, right after it had been newly inaugurated. The original office team was amazing and very friendly. You could tell they genuinely loved the community and tried to maintain it. We noticed a drastic change in community maintenance after the property was sold. Now, there's a revolving door of office staff, and they're getting worse. Bad attitudes and poor customer service, with the latest addition being by far the worst. My contract ends in May, and it will be a great relief to leave this place. Tenant retention doesn't seem to matter much to them, despite several vacant apartments. My biggest sadness was yesterday: imagine celebrating Thanksgiving with your family and returning home to find the condo filled with cars, no parking for residents due to a large number of visitors. I parked my car at 6:12 PM in front of my house, like more than 200 neighbors did. At 8:14 PM, they towed my car, and at 8:45 PM, I went out to find parking again, only to discover my car towed with the manager's authorization. The tow truck returned at 9:10 PM to tow another car from my driveway, even though it had an order to remove it from the adjacent address. The manager was extremely arrogant, refusing to acknowledge her mistake and claiming the tow truck would remove all cars from 10:00 PM onward. It was Thanksgiving, and my car was towed at 8:14 PM, the only one among more than 200 on the street. This lady ruined my family night out of sheer arrogance. Besides the emotional stress, I had to pay $220 in cash and go pick up my car 15 minutes away from home. This company is amateurish; I have photos to prove what I'm saying. I've renewed my contract three times, but that doesn't seem relevant to them. I won't renew this time due to the repeated abuses and decline in management. And if you plan to move here, remember you'll have to deal with abuses, constant threats of fines for trivial things, disabled services, lots of scattered dog feces, lack of parking space, no support, an abandoned garden, and more. It's unfortunate that an amateur company could ruin what was supposed to be the most blessed day of my year, in my own home."

"Oh man where to start. DO NOT MOVE HERE. Horrible horrible complex. Lived there almost 3 years, and have had 4 different property managers. They all get fired or quit. Rent went from 1700 when we first moved in, and now they wanted almost 1000 more but with no improvement. In fact it’s gotten WAY worse. It’s way too pricey for what it is. Dog park went downhill and instead of putting new grass in they filled it with pokey mulch and haven’t maintained it at all, now no one brings their dogs there. They have also gone through probably 50 different trash collection companies, and landscape companies because the management was so bad. This resulted in grass being dead all over the neighborhood. When we tried moving out they wanted us to pay 650 dollars (after taking full security deposit)for a carpet replacement because of normal wear and tear. I’ve lived in like 5 different places in Orlando, and always received my full security deposit back, because I always take good care of the place. They claimed indents in the carpet where the bed was sitting was the reason the entire carpet needed to be replaced. So if you live here don’t own a bed, or you will have to pay a crazy amount when you move out. We’ve seen so many people move out right after moving in for various problems. People don’t pick up their dogs poop, and the entire complex has gone downhill. The price has gone up and hasn’t been maintained so not sure what we pay for. They also love to threaten to fine you for dumb things like the grill being a little dirty at the pool. They have even taken grill privileges away at one point even though we pay monthly to have those amenities. Another thing, after we moved out they “lost” our keys even though I handed them into the office in person. Thankfully, because I didn’t trust them for past issues, I asked them to send us a confirmation email to confirm the keys were turned in. I was told “we don’t usually do this” but I insisted anyway, and it ended up saving us from another headache (no surprise). I’m attaching pictures of our carpet that we took took good care and they want to charge us 650 dollars in “damages”. We told them we didn’t agree with it, and they ignored our emails/calls and sent us to collections. EDIT: THANKS FOR RESPONDING TO MY REVIEW COVEY HOMES, BUT I ALREADY TRIED CALLING THAT NUMBER AND EVERYONE WAS RUDE AND DIDN'T HELP ME WITH MY ISSUE. I WAS ALSO PUT ON HOLD FOR 45 MINUTE LAST TIME I CALLED"
