"I'm a current resident in Crystal River Village. I bought a home in June 2021. After living here for a while, I feel informed enough to offer a review of the community. The park is a two phase development. Phase 1 was 253 lots and is being completed now. Legacy owns the park and has plans in the works to develop phase 2. This will bring the community to 501 lots. No plans to expand the clubhouse or add a second pool have been announced. To the best of my knowledge such plans do not exist. These expansion plans mean there will be a lot of new residents buying homes in the park over the next couple of years. I want to let prospective buyers know what to expect. First, even though Crystal River Village is advertised as a gated community, the fact is that the community is fenced on two sides and open on two sides. The gates at the main entrance are mostly ornamental. In the 22 months I have lived here the gates have worked maybe 90 days - not 90 days in a row. The longest span of the gates were working was in 2021 - that span lasted almost a full month. Second, be aware that if you "assume" the lease of the person you buy a home from, when the lease renews in March your lot rent will jump over $100.00 per month. This has happened year after year and the residents have no recourse. The HOA went to court over the issue and lost. So when you are planning your budget be prepared for a huge lot rent increase at the first renewal. If you are buying one of the new units, this shouldn't be a problem. We are in a flood zone, if you have a mortgage this will be a factor. Flood insurance costs $2,000.00 annually. FEMA sets the premium so shopping around won't help. Third, we do have a lot of nice people in the community and several nice amenities. Sheila is great at her job. Rachel Metts, Community Manager, is professional, polite and friendly. However, most questions, concerns or issues that residents ask her about are above her pay grade. Most questions and requests have to be forwarded to corporate for a resolution - which seldom comes. On the whole, Crystal River Village is a nice place to live. The location is great due to the Winn Dixie shopping center. Lot rent is comparable to other mobile home communities in the area. Security is on you, just as it would be in any neighborhood. Vandles and prowlers have made rounds through the community on more than one occasion. The maintenance crew works hard to keep the standards up. However, the maintenance crew is often short staffed, which allows the mowing to get behind. Also, Legacy recently passed a rule that the maintenance guys are no longer allowed to do side jobs for the residents, so be prepared to hire a licensed contractor / handyman to handle repairs that you can't do yourself. If after being informed of the facts you are still interested in joining our village, welcome. We look forward to meeting you and getting to know you."
