"Edit 3: This company is now lying and trying to claim that they don't have record of me living here. Maybe they can do their "research" by looking up the identification number on my lease: t0043978. Everyone has an ID number like this on their lease. IMO, if you ever needed a reason not to trust a certain business - this is it. Thieving company - DO NOT LIVE HERE. They will bombard you with damages even if you take care of your apartment. They also forward you immediately to a third party collections company. The people at the office are nice, but notably they are residents there. Once you're no longer a resident there the management will try and squeeze every dime from you like water from stone. Poor and disrespectful practice. EDIT: The last 4 reviews are saying they're being frivolously charged with carpet removal. IMO, these scammers are so transparently trying to pass off the cost of brand new carpets onto their tenants. What a fraudulent joke. EDIT 2: Guy at the billing company just told me the carpet charged IS NOT EVEN FOR DAMAGES, it’s for “use”. As someone else said it is not legal for apartments to pass off costs of upgrades onto their tenants."
"My wife, our two dogs, and I, lived in Spyglass Apartments from 2018-2023 and I loved the apartment complex. The thing that I appreciate about the complex is that the manager Lauren, she always kept the complex well maintained. It wouldn’t take but an hour if a tree had fallen, for a clean up crew to be cleaning the mess. That said, there were times in where I did not fully agree with concerns brought by the office but I know that they had to keep the rules set in place. That said, this is great place for those who want a calm and clean place to live with your pet/family."
"I lived there for a year in one of the older buildings and I honestly loved it. The maintenance was great there, compared to the other apartments in Gainesville, and the location was good for the price. There’s only the 20 bus that goes to UF, though, and it’s usually packed. The apartment was in poor condition when I moved in and needed a lot of cleaning. When my roommates and I moved out, we were each charged $350 for cleaning, painting, and a carpet replacement. And our security deposit was taken. Our lease said that we had to have our carpets professionally steam cleaned, which we complied to and provided evidence of the receipt, so it was surprising to see a charge for carpet replacement. Our lease didn’t say anything about a carpet replacement. I sent in two certified letters and an email of my dispute and some of my charges got taken off, but the carpet replacement stayed. The complex ended up giving photo evidence of stains underneath the carpet, and apparently that was enough justification for the charge, though those stains could’ve been from any of the past tenants, and of course I didn’t think to check underneath the carpets for stains at move-in. So even if I had photo evidence of the carpets before I moved in, they still would’ve charged. Moreover, these pictures could’ve been taken in any other apartment. It’s just an evil tactic by the complex in order to get the tenant to pay to replace the carpets in an old apartment. The move-out charges were absurd considering the conditions of the apartment at the time of move-in, and it’s ridiculous and unfair that they charge tenants for normal wear and tear. I wouldn’t recommend living here, though if you do, I would recommend taking lots of pictures at move-in of everything. Any sort of proof will be helpful in your dispute when you end up fighting all of the charges."
"I honestly had higher expectations for this place. It was fine living there for a year but when it came to the move out process, they do not make it easy. I work in leasing and real estate and for them to be charging outrageous fees to complete a turnover that should be their responsibility is absurd. Why am I to pay $900 to replace the carpet even though any wear on the carpet is considered normal wear and tear. It just goes to show the companies morals and how they are just in it for the money. Do yourself a favor and lease elsewhere."
"There are roaches that Spyglass refuses to do anything about. They come up through the drains at night and if you forget to close it, roaches will be everywhere, even on the second-floor apartments. The buildings themselves are incredibly outdated, and they are scammers when it comes to moving out. They will truly make your wallet suffer. They charge over 300+ dollars. I got my carpet professionally steam cleaned and they still charged me for cleaning my carpet. They also charged me for carpet removal which makes no sense. Utilities were fine until about halfway through living there, the appliances like AC and the toilet broke down and started charging us about 70 a month. Utilities are basically not included because their outdated appliances are so bad that they will consume extra. Internet was terrible, with constant outages, and extremely slow. If you work from home expect to be fired when living here. They say this is a gated community but the gates are stuck open half the time. Save yourself money and don't move here."
