"I have lived at One 51 Place for over 5 years and it has gone downhill at an alarming rate. There are some positive aspects to living here. I am lucky to be living in the back of the complex with a great view. The sunsets are beautiful and I see small wildlife often. Now for the negatives, which are many. I’ll give just a few.Rent increases yearly, poor response to maintenance issues, minimal grounds keeping, pests (roaches, mice).Roaches were a big problem for over a year. There are more problems but I think that I have lived with them for so long that I can’t think of them now.Wish I could move but financially unable."
"Great Complex! My wife and I were looking for an apartment that is homey and elegant, and this is it! It is updated, and very cozy. The rooms are spacious and exactly what anyone would look for in an apartment. The moving process was super easy thanks to Ty and Mia! They have been wonderful the whole way through this process and we are glad to be living here. We cannot thank you enough!"
"I called over 10 times over a 5 month period to get my thermostat fix. It took me coming home from a vacation to an apartment over 95 degrees for them to fix it. I walked into the office and addressed the manager directly. She responded back “I tried to call you to fix” with no voicemail or even record to prove the legitimacy. Now I’ve called 6 times to fix my refrigerator for her to say the same “I tried to call”…. Again, no record on my phone log. Granted I work from my phone so it’s possible I missed the ONE call back with NO VOICEMAIL to return the call. I’m disgusted with the manager of the complex"
"So rent for a two bedroom apartment is going for over $1,400/mo, a one bedroom apartment, if you can snag one, is going for $1,200/mo, and I forget what the rest go for. It’s not worth that. I lived here for almost three years, due to a few things outside of my control. OBJECTIVE LIVING CONDITIONS: The only lights are found in the kitchen and the bathroom. If you live here, you’ll have to litter your home in lamps that must be individually turned on or you’ll learn to master the art of carrying everything in one hand while you hold a light in the other. The cabinets don’t have handles on them, the walls, ceilings, and floors are all paper thin and poorly insulated, so your house will be freezing in the winter and broiling in the summer; you can clearly hear your neighbors having conversations outside the main door, and if you’re lucky like we were, you’ll be terrorized by your neighbors above you and below you. The magnetic keycards don’t work or don’t work for long, so you’ll have the time of your life trying to access the amenities that are falling apart (more on that later). They raised rent all three times we signed a lease, all while doing nothing to upgrade or even repair the apartment. My car was broken into, and stuff was stolen from it, all three of our cars were vandalized at some point. When my wife went to the office to ask the office for help, she was promptly dismissed and that conversation ended with the property manager, Daniela telling my wife to Google the company that owned the place to file a complaint. I’ve lived in higher crime areas than this, but in the last year of us living here, several shootings have taken place, and the office has made no attempt to make the place safer by installing security cameras, hiring security, a checkpoint gate - NOTHING. With the amount they’ve increased rent, one would assume they could surely afford it. One other thorn in our side was their maintenance team. We spent SEVEN MONTHS without a properly working AC unit. On really hot days, the unit would freeze over. TWENTY THREE TIMES we called. Four times they came out and “cleaned it” and it was never actually fixed. We finally got them to replace a part and then it actually worked until it broke again right before we moved. 7 months. 23 phone calls. That’s too damn much. As I said before: this place is not worth what rent costs. For perspective: you can go to Gainesville and get into a LUXURY apartment/condo/townhouse for $1,400/mo. This place is falling apart, stripped bare, and poorly managed. Spend your money elsewhere. Now onto the more personal, less objective issues: the property manager changed three times; no matter who was in charge, the office was always apathetic to whatever it was we needed, and did nothing about the neighbor that would harass us. On one occasion, that neighbor attacked my family and on another, she attacked my dog. We had all sorts of verifiable evidence (videos, angry letters, marks on my wife’s body, etc) and the office did nothing at all - in fact, if they would’ve responded by saying “we’re not going to do anything about this” and walked out of the room, THAT would’ve been kinder and more professional than what they actually did. There are too many details to hash out here due to the character limit, but in short: the office didn’t even want to get involved or even look at the evidence we brought to bear and the cops would always tell us “this is a civil matter, you’ll have to take her to court”. For clarification: the office is filled with apathetic people that have no interest in taking responsibility for anything at all. Every time I walked in, I was “handled” - it was evident that they weren’t listening to anything I said, and they’d say anything to shut me up and get me out of their office. Mind you, we’d only go to the office when we couldn’t solve a problem on our own, due largely to how difficult they were, and we quickly learned that we were wasting our time every time we darkened their door - so if we couldn’t fix it, we just went without."
"They raise the rent hundreds of dollars with no upgrades, no pool chairs to sit in, maintenance doesn’t know what they are doing and customer service? Forget it! They are very rude and argumentative, do not move here they make you feel unwanted but wants big bucks every month!"
