"Unfortunately I’m going to have to update my review after about 3 months of living here. I first want to say J and Kyle are the best thing about this property. The leasing agent Gary I think, he’s not bad but he’s a little robotic and a little “unsure of himself” which is not really helpful in sticky or stressful situations which I’m going to explain below. The property manager Brooke is just wow, an absolutely terrible manager. She definitely does not fit well in a leadership role. Definitely can not handle tense or stressful situations and has terrible de-escalation skills. Words cannot even describe the experience I have had the past few months at the Earl Apartments in Gainesville, FL. I pay $1500 a month for a 2/2 that is pretty nice. Move in was simple and easy. I don’t really feel like it’s worth 1500 but it’s a good deal for the market rate in Gainesville. My first issue with this property is the trash fee: 50 dollars to literally take my own trash to the dumpster is IN-SANE. I’ve been a property manager and a leasing agent for years and never have I seen a trash fee for NO VALET TRASH or one this high. It seems predatory and more like a need to meet their NET. Mind you, contracts with apartment complexes and the trash company are about 300$ a week to come and empty the dumpsters. So why on gods green earth are you collecting an additional $50 per tenant (about 500-800 residents) that’s 25,000-50,000 additional income, monthly! That money could be used to fix the gyms or for TRAINING for their management team. My second issue is the property manager. Wow, what a B-word. My apartment flooded yesterday due to the fire sprinkler’s pipe bursting and flooding my kitchen and dining room. Not only did the property manager show zero empathy or offer any condolences but not a single person from the office came to check on me. When i asked the property manager if she could ask corporate and compensation for my rent next month she FLAT OUT REFUSED TO EVEN ASK! She told me she will not be crediting my account and that it’s a renters insurance issue. Well duh I have renters insurance! The issue is, i pay for ”luxury” living and not only do i no longer have an oven or microwave, i can not longer host my valentines party at my house that I’ve been planning for WEEKS, i had to find accommodations for my small 5 year old son since my apartment is now a hazard zone. I had contractors, restoration, maintenance and the fire team in my house from 3:00PM to 8:00 PM drilling, bringing in fans and vacuuming and there will be people in and out of my house for the next 3-4 days. It’s a huge inconvenience and invasion of my space. Even though they are here to fix the isssue i feel like this would have NEVER have happened at the REAL luxury apartments. I mean, how are the FIRE PIPES for the sprinklers installed so poorly that they BURST for no reason. And the funny thing is, when i tried to tell the PM the issue she was like “it’s not the pipes you don’t know what you’re talking about… I’m not gonna argue with you” and it was LITERALLY the red fire pipes for the fire sprinklers. The lack of training and leadership is astounding and for her to be SO BOLD and she just started 2 months ago is ASTOUNDING. If the issue is not solved i will definitely be taking this to my massive social media platforms. I pay way too much to be dealing with these low class mentality managers and having pipes burst out of no where! Management was so poor even my maintenance team felt bad and said they would try to convince her to change her mind and talk to corporate because the pipe issue was 100% negligence and crappy installation. I’ve sent an email to Monarch, and am waiting to hear back. This company is predatory beyond comprehension."

"Contractors BEWARE ! The Earl apartrments called us out 6 months ago to replace 6 ac systems last summer and only paid for 1 system. If you do work for them- Good luck getting paid. They just give you the run around. I've tried to sit down in the office and get a contact to call and all they give me is and email address. You've been warned. If you're a future resident. Good luck as well. If they treat us like this I'm sure you'll get the same treatment getting deposits back or any financial dealings you have. I think they are owned by Wall Street Scumbags."

"Wanted to give a massive shoutout to new management and maintenance. I didn’t have issues with the old crew, besides the time it took to complete orders, but wow am I impressed. The new management in the office is wonderful and very cooperative. The new maintenance team, specifically Kyle and Jake (great name) in my case, were absolutely wonderful. Do anything you can to keep them around!"

"One of the apartments that I toured was great except for the patio view of a parking lot where construction is ongoing. The grounds keeping is marginal at best & need improvement badly. The other apartment was terrible; it had been sprayed with a chemical that immediately caused me to experience an Asthma Attack. The Dining Room Mirrors should be replaced before the apartment is shown again. The Patio Screens should be replaced before the apartment is shown again. The Refrigerator is rusted, noticeably rusted."

"The new maintenance crew is great! Under the new management is off to a wonderful start. We talked about to them and mentioned our AC and and Dishwasher weren’t working consistently, they sent someone over the next day to check it out. By the way, Kyle the maintenance guy, was wonderful."
