"I can’t believe I have to type this out, but this is absolutely terrible. We are personal family friends with all of the members of mims. Now I don’t expect any special treatment, however, I have personally helped Susan and her husband MOVE THEIR HOUSE 2 times. Cady's son comes over very frequently to my parents. They go to church with my family. That’s how close. But. These people will scam you. They will avoid all of your questions, the won’t answer the emergency line, and don’t respond to any maintenance request until after you’ve moved out. Cady was our property manager and you can never get in touch with her. The most I’ve ever got was a forwarded phone call with a text saying “ I’m in an appointment. I’ll call you back as soon as I’m able.” for her to never do it no matter how many times you call in an entire year. She is unreliable and unprofessional. The entire “Mims Real Estate Advisors, LLC” is a joke. They won’t do walkthroughs they won’t communicate. If you’re just desperate then sure they’ll get you a place, but they’ll make sure you absolutely resent ever dealing with them. Terrible company. HIGHLY NOT RECOMMENDED. Save yourself the trouble and look for literally any other real estate company. And if you do decide to deal with them just know that YOU WILL NOT receive your deposit back and they will make every excuse as to why you’re not. You can clean it, fix it, and nothing will suffice. Awful, disgusting, despicable. Susan could possibly be the only remotely decent individual there, but she will make sure you know it’s frustrating for her to have to deal with you. Good luck to you all, hopefully you find this helpful and can avoid this terrible company. Lol notice how they replied to me in any effort to cover their own a**. What a joke. Yeah, go ahead and post the pictures that you’ve guys taken with edited date and time stamps to justify and make yourselves look good thinking people are stupid to where you can’t see any edits on apples photos. They pictures they have taken where in the midst of me cleaning the day before our lease ended. Cady, the one who doesn’t respond and the one you can’t get in touch with, again, couldn’t respond, but STILL continued on to property, took the pictures, and then edited the pictures date and time. To which they then sent the photos saying “this is the tenants housing area a day after they moved out” which, fortunately Apple records edits to photos so when you click on the info of said photo, it clearly shows the original date and time. They’re scam artists. AVOID THESE PEOPLE."

"Terrible property management company that will overcharge you upon move out for any little thing. $500 to deep clean a small town home that was cleaned well prior to move out? Ridiculous. They charged my friend $700 to deep clean their town home prior to move out as well. Further, our rent was on autopay and we overpaid one month of rent upon move out. Mims has been holding this $1600 on top of the security deposit of $1600 for nearly a month and a half. Save yourself time and money and do not rent from Mims."

"Be prepared to lose at least half of your security deposit at move out. I returned the place better than received (patched and painted scrapes, deep cleaned, fixed an un working sink, changed shower heads) and if they spot a speck of dirt anywhere they will slap you a 500 dollar cleaning fee. Save yourself the time and money and don’t even bother cleaning at move out. They’ll always charge you regardless. Really upset and saddened by this."

"My husband signed a lease for $3000 a month last October for a home in Hammock Bay. I’ve reached out several times over the year for varies things but each time there is never a response. We had an emergency at our home in March with all fire alarms going off and no ladder tall enough to reach, and turn off. We called the emergency number on our contract thinking someone would call or come to help us. Again, no response. We ended up having to call the fire dept. to help us. They told us it had happened due to dead batteries! The next morning at 10:30 am. Susan finally called from the office. Then proceeded to blame me for calling the very emergency number that they clearly written in our contract to call for emergencies. Then she hung up on me! I would never recommend Mims. Anyone but them. Our lease will be up soon and we cannot wait to leave! No response, ever. Very unprofessional."
