Upham Beach Inn

"Great location which is the only reason I am leaving 2 stars. New owners/management have horrible communication and are not very helpful. I had a reservation on a holiday weekend, I called the day of check in because I never received any check in instructions via email as I was told I would. Room was paid in full. They couldn’t find my reservation because it was made with the previous management company which was acquired by this new group one day prior to. They kept telling me to refer to whomever I booked it through (which was directly through the website) and would not release any information claiming they couldn’t see it. After numerous calls (at least 10- not exaggerating and probably more) they finally said they would email me check in information. Hours later, nothing. More calls and it was finally when I demanded them to forward to my daughters email that they sent. They kept confirming my email and I had been getting other emails so it wasn’t my email or internet. There is nobody on-site to help if need anything and let me tell you- this is a property you would need something. There are plenty of other properties surrounding the area so I can assure you would have a better experience elsewhere."

"The spot is cute and love the set up of the room. However, I have to say the reason I’m giving 3 stars is because I’m the unit we stayed in, there’s a huge ant problem. They also know this based off the ant bait I saw in the bathroom. They need pest control to come out and take care of it or it’s going to continue. Also, communication is only through email and text."

"We have stayed at Upham under its old name and owner and always really enjoyed our stay. Now it's been totally renovated and has new owners. We booked what we thought was a one bedroom apartment turns out it was the last owners office. It's extremely small and we offered to pay to upgrade to a bigger unit. The owner was extremely rude on the phone and refused. My wife then intervened and he allowed us to move at no cost (which didn't make sense). We never saw the new owners on the property only a cleaner who walked around smoking a VAP yet there's signs stating NO SMOKING. It's now a lot more expensive to stay at Upham Inn as the new owners obviously fill It's a hotel which It's not, I would rather pay now to stay in a hotel. The previous owners Dave and Melissa were always on site 7 days a week and extremely helpful, not seeing the new owners for our 14 day stay. Having said all that the oresent owners have spent a great deal of money renovating the who place."

"Affordable option close to the ocean. Heard about this place on social media. If it passed my wife's standards on cleanliness it will pass most anyone's. Tv and AC units are oddly connected to one another via wifi I believe. That was strange and it had ourselves and other guests discussing the odd set up at the pool about how to control the TV. I think this place is owned by a couple. They keep it clean and affordable. The ocean is literally 2 blocks away and you can walk. Takes the issue of parking out of the equation. There is also more intimacy here as it is not a large resort. The pool is nice although not huge. Just a nice place that focuses on cleanliness and affordability. Trust me, if my wife and daughters approved of it you will also. They are tough critics when on vacation. Also modern updated rooms and kitchen. They could use some pot holders and pizza cutters in case they read this review."

"Pros: very clean, lovely space. Our room was tiny but we didn’t need anything more. (Room #5). It’s self check in, they send you instructions the day of. The hotel is one story, all rooms surround the pool. Pool is warm and cabana area is lovely. It becomes a nice little community with other people staying there. The hotel provides a set of beach towels in addition to white hotel towels. Walk to the beach is easy peasy. Right next to a restaurant — Rick’s Reef, which is amazing! Convenience couldn’t be beat. We had the best fish tacos & lobster fries there. Also, hotel was right near a convenience store where we picked up sunscreen and water (we weren’t sure about drinking the sink water). Cons: air conditioner was very loud, very cold, and not intuitive. We couldn’t figure out how to keep it a steady temperature. (It’s an old model.) the bed was very hard and not easy to sleep on. (But fortunately it was a nice big size.) Shower drain backed up first use and every use thereafter—so the drain needs to be cleaned. The beach chairs and wagons that were available were old and not worth taking (one wagon was missing a 4th wheel). We ended up renting beach chairs and an umbrella each day which adds up (extra info: rentals were $40/day til 6pm, you sit in any available blue chairs under a yellow umbrella and a guy John comes up so you can pay—you can pay with cash or card.) Bikes were not available for use either—they don’t seem to be on the hotel property at all. Overall we are still happy we stayed here—if you can deal with minor annoyances its great for the price in this area!"
