"We have used Frank Mirandas office for title closing services for at least 8 years now and I couldn’t be more proud to work with them. What sets this office apart from other title closing companies is having an in house attorney for any legal questions. I have worked with Patsy, Alysa, Luke, and Frank. All of them go above and beyond in making sure each deal closes especially with no laws being broken. I will never use another title company besides Frank Mirandas Office if the choice is mine. Thank you all so much for being attentive, as well as giving my clients and I a truly blessed experience for EVERY closing!"

"We had several delays in our closing date which wouldn't have been an issue if the agent assigned to our closing, Melissa Champagne, had kept an open line of communication with us. The online assistant site, Qualia, was never updated with our escrow funds or when we wired the payments, in full. Nobody contacted us to let us know the protocol for closing up to the closing date. When we attempted communication via phone, email & Qualia messaging on our first closing date, Melissa was nowhere to be found. I called the office no less than a dozen times in an attempted to connect to ANY live person that could give us information on our closing, which was still scheduled on the following day. I eventually found an extension with a live person, Lauren, who apparently reached out to Melissa, and found out that she was "on vacation". Lauren was not assigned to our closing but was more friendly and helpful than Melissa ever was. We were finally told that we would not be closing on the scheduled date on the same day that it was scheduled to close. We requested a reduction in the $450 closing fee due to the lack of any professional communication to which Melissa responded with a curt, personal, rude email stating that she was "on vacation trying to spend time with her family" and " I will not be discounting any fees". She then told us made it clear that we were a bother to her and said that any communication should be through the realtors and stopped returning our emails. We were treated as if we were annoying her by, again, asking what the protocol was for closing (which she never did tell us). We were scheduled for another closing which, again, was delayed at the last second. I had already driven 15 hours to inspect the property prior to closing and then to take possession/secure the house on closing. I was forced to incur lodging fees until we closed just under a week later. Anytime we, the buyers, or our realtor reached out to Melissa, we were met with curt, snarky, unprofessional responses. To the point where our realtor had to point it out and Melissa offered a flippant apology. Finally, during the closing, the electronic paperwork coming from Melissa was constantly incorrect to which we, the buyers, had to bring to her attention in order to correct it. We did finally close on the property after I incurred thousands of dollars in expenses for not being informed that we would not be closing on time (for the second time). After closing on 1/12/23, we have yet to receive any hard copy of the title, deed or recording information as of 2/7/23. I am confident that we will not be seeing any standard, official closing documents from this firm which I will have to apply and pay for. We have had plenty of experience with buying and selling properties and this was absolutely the most unorganized, unprofessional, unethical and lacked any kind of basic standards or principals. We continue to incur additional expenses with no consideration or compensation for their lack of communication and disregard of basic closing services. Every member of the buying party will absolutely never use this agency again and we will all be sure to share our individual reviews, publicly so that other people can be forewarned that they will probably lose money due to the severe lack of communication on key moments of their transaction."

"Mr. Miranda and his team researched my case with enthusiasm and determination. There were many instances of case law which allowed him to thoroughly exploit opposing counsel. My family will always be grateful for the emotional support he and his staff gave us during our ordeal.
