"Despite the change to new management, I suggest you look elsewhere. Sure, the location is really good, but the trash dumpsters haven't been emptied in a time long enough to have trash bags piled up outside of the dumpsters. It's disgusting. Do you like walkways that flood whenever it rains? Great, we have those. Do you like a dog park that has broken drainage pipes protruding from the ground? Perfect, we have those, too. How about one of, if not, the most forced lease renewal processes known to man? I have good news for you if you're looking for one of those."

"Under new management! The previous owners/management have been replaced by Rangewater. Rangewater managed and owned the property from 2020-2022 previously and were the best managers we've had in my decade or so living here. They are already addressing many of the maintenance issues as a priority and I expect the complex to be running like clockwork again in a few months. I am not sure why some information says midtown promenade is a long walk - it's next door 2 minutes across the beltline."

"Do not waste your time living here. The location is great and that is it . Management and maintenance is very disorganized. They do not put their residents first . It is impossible to get ahold of them . The phone line is never working . I moved out four months ago and still have not received my security deposit back . They just shrug you off and say we will email you , and you should get it in a few days . Still haven’t received it after multiple attempts of going up to the office and no response back to emails . They are very good at being nice and convincing it is a great place to live . Don’t fall for it ."

"DO NOT WASTE YOUR MONEY HERE We have been residents since April 2021. Every single aspect of living here has been painful since MSC Investment took over in March 2022. Management is incredibly disorganized, extremely bad at communicating, and takes minimal care of the property and its residents. Since MSC Investment took over: 1. It took 4 months to have a functional resident portal up and running for residents to pay rent and submit maintenance requests. They have added a “convenience fee” to pay rent online which previous management did not have. 2. There is zero sense of urgency for maintenance issues to be addressed. We went without a functioning freezer and fridge for 4 weeks until they finally gave us a replacement. We are sitting on another maintenance request which we have received no communication about for 2+ weeks. 3. The pool was closed for a combined month over the course of the summer due to lack of maintenance and preparation for resident use. The water also turned green for over a week. 4. Daily trash pick-up is hit or miss and they charge you $30 monthly for it no matter what. There is no way to opt-out. 5. Several cars were broken into overnight in May. No security upgrades have been made to the property since. 6. MSC Investment frequently blames issues on previous management and the transition that took place. Breaking news - when you choose to buy a property, you are in charge of making sure things go smoothly. Previous management was incredible and we faced zero issues under Rangewater management. It is so disappointing to see that MSC Investment is paying for fake reviews when they could be spending money actually improving the property and resident experience. If you are thinking about living here, I highly recommend you run far, far away."

"I have been a resident for 5 years and the reviews are all true- DO NOT LIVE HERE. When MSC investment took over this property went down hill greatly. It took 4 months to have an online portal that worked. Now that they do have the portal it is hit or miss if the rent is updated in a timely manner. They now have flat fees added for water/ trash / pest - way to much for the services provided as well. I have been having an issue with pests in my apartment particularly around bugs & cockroaches. They required me to call every week to remind them to send someone to spray and I am not even sure the legitimacy of the said exterminator. Trash pickup is extremely inconsistent. Currently there is trash piled up at the dumpster and outside of doors because the trash valet has not come in days. Any maintenance request takes days if not weeks to get back on. I had one recently just with a broken light and it was 2 weeks before someone came. Good luck getting in touch with anyone on the management level. This used to be a wonderful complex with great staff but I cannot say the same right now. Outside of the location there are no redeeming factors with MSC INvestments. You can get way better amenities and staff elsewhere for the same price. Please go elsewhere this is not worth the headache!"
