"Please do not move here!!! the maintenance people do not care about your apartment or their job however they just pretend like they care to get a paycheck, when you call to get something done they never come and when they do it's months later. And for the school they're building outside of the apartments don't let your kids attend. These apartments are violating so many laws, rules, and regulations its not even funny. The rent is too high for an apartment so bad. Someone somewhere needs to shut them down. These apartments are so bad they need to be torn down and they just need to start over. When it rains the yard and the porch flood."

"The worse office and maintenance personnel ever! Need something repaired? Don't call the office because they could careless. I been in a hot unit with no working air conditioner for 4 days and I keep getting an excuse from the office regarding the delay. I have a baby here who has been ill and I need my air on. I have always paid my rent on time for 8 plus years and this is the courtesy I get?! I will not be renewing my lease. I hate it here!!!!! Be ware!!!! I could go on and on.."

"I sincerely urge you not to move here. Bugs, poor management, and understaffed. I had to contact them more than 5 times to get my fridge looked at and they never fixed it. Please avoid these apartments unless you want to live with broken appliances, ant infestations , cockroaches, and constant leaking pipes."

"Dunwoody Exchange is a terrible apartment complex that has been getting worse and worse as the years pass. Management has gotten unbearable for residents, they are clearly under staffed and don't have enough people to keep up with tenants needs. Shaquita Fuller who I believe is the manager there isn't attentive to the residents that live there and makes errors that end up gravely affecting the residents that live there. I NEVER leave reviews but this apartment complex needs to get called out on their lack of attention to detail. ML-Propertys should really be looking into this matter more closely and protecting their tenants by making sure that their locations are staffed properly. Would NOT RECOMMEND this apartment complex for anyone that is currently searching."

"Moved in here about 2 months ago from out of state with two of my friends. We had about 2 weeks to find an apartment, as my roommate got a new job with almost no time before starting, so we didn't have an opportunity to look around at all. I've been waiting to post a review to give the maintenance a chance to fix everything that was wrong. After two months and almost 20 work orders, this place is still not even close to move-in ready. Our dryer ventilation pipes are clogged, causing my dryer to require 3 cycles at least to dry clothes (and skyrocketing our electric bill). The pipes were also leaking from built-up condensation. The maintenance responded to this by not clearing out the ventilation pipes, and replacing the 1-foot section where it was leaking with a piece of that flexible foil dryer hose. The master bathroom had mold and water damage which was resolved by them taking a week and a half to tear out the ceiling (leaving it wide open and allowing the bug problem to triple), just to tinker with the plumbing upstairs, then patch up the ceiling without actually fixing the leak. So now, the ceiling is actively leaking through the new plaster job into the tub (which was never snaked, as we requested when we first moved in, so the water is accumulating). They have completed several minor, low priority things, like replacing a cord on my bedroom closet light (which you can't reach unless you're almost 6' tall), the broken bottom shelf and drawer of our refrigerator was replaced, but not the bad seal (causing a massive build-up of condensation, leaving a constant puddle on the bottom shelf). They replaced the broken kitchen sink basin, but left the water damaged countertop as is, and the sink sprayer hose in tact, but left below the sink with no way to use it. The seals around both doors took at least a month for them to partially replace. They spray painted over the rusted and water-damaged recess where the washer line connections are. The walls, doors, and cabinets are extremely old and show obvious signs of deterioration (every sink cabinet and countertop has the wood composite material swelled and flaking) You have to submit a new request every week to be put on the pest control list. Latest problem is that our water heater appears to have a heating element out. Haven't submitted a request for that one yet, but I'm not optimistic about it getting fixed any time soon. We are still missing nobs, switches are missing or broken, and several drawers and cabinet doors still don't close properly. I hope I have succeeded in conveying that this apartment has been a pretty consistent nightmare from day one, by focusing on facts more than emotion. This is without a doubt the worst apartment I have ever had. Renter beware. Update - The complex is now under new management and the effect is somewhat noticeable. The roaches are still a problem; however, the complex has made efforts since my last post. The refrigerator, stove, water heater, and countertops were all replaced with new and the dryer ventilation issue was resolved. Final edit - After 2 years, we will be moving out. The bugs and maintenance are the major problems. We make sure we are on pest control every 2 weeks, as recommended by the pest control representative, but we still have to call to put ourselves on the list every time. There is no way to guarantee that the other three apartments in the building are doing it at all, which renders it essentially ineffective. Several of the work orders were never addressed properly, including the leak in the master bathroom ceiling (which was cut out and replaced 4 times), the tub was sealed over peeling paint, which is now peeling again, and the windows were never sealed, among other things. You can hear every footstep from the upstairs neighbors and there are a ton of children running and yelling through the streets of the complex unattended. The only thing I can say for it is that the apartment is relatively spacious. Please consider carefully before moving here."
