"My daughter & I have lived here since 2018 & we are in our 3rd unit for the change of scenery & upgraded. We have enjoyed it here. The office staff is great always & my repairs are done in a timely fashion. I have referred few families to come live here including my parents. We love it here"

"It's a little older and warn but not a bad place to live. Everything you need is 5 mins away or less. The office staff is nice the grounds are clean. The gate is broken 5 out of 7 days but it's generally a safe area! The valet trash, walking path/pond, and the dog park are the best percs"

"Our rent was originally 1600 for a 3 bed 2 bath apartment and there was wall damages and outlets not working. Then they raised our rent to 2100 a month and it's just ridiculous. The appliances are not even new and they always break. The gate is always broken, it can barely stay up 2 weeks at a time. They also over charge you on any damages when you move out. I don't recommend living here. Management isn't very helpful"

"While the apartments are okay, the maintenance staff are great, and the front desk are helpful, they are heavily overpriced and have recently skyrocketed as of the last renewal period. No 3BR apartment in Effingham should have 1900+ in rent + utilities, which was a $400/month increase over our previous year's rent, which itself was high. There are 3BR apartments in downtown Atlanta that are cheaper than this place, for reference. Not to mention that when you move out, they will charge you an excessive fine for damages. While I'm no stranger to having to deal with landlords who are expecting me to just take their fines and pay them, I've never dealt with one audacious enough to think I don't know carpet replacement or odor removal for 5 square feet total isn't thousands of dollars. Overall, an okay place. Absolutely not luxury apartments but if they were about 1k cheaper a month, they would be extremely solid options. These apartments are not worth 2k though, and that's coming from a 2 year long resident."
