"So far loving it. New to Durham and this complex is nice with a great location near shopping centers and the mall. Maintenance responds quickly to work orders and ppl seem friendly. Definitely a great place to live. See that there are some bad reviews about trash and management but the trash situation seems to not be on managements part but the part of the tenants…there is a clear note of instruction about throwing ur trash in the dumpster and pressing the compact button but it doesn’t seem like it’s being doing by the residents. Not sure if it’s laziness on the residents part or failure to follow directions…. But the trash situation definitely could be solved if ppl followed the complex’s instructions. Overall awesome place to live. 5 stars"
"I have been living here for more than 3 years and by far have been given the worst service. First, no one at the leasing office answers the phone. Second, Yasmine the leasing agent can't never do anything. You ask her to do something she will just agree with you and just say “I will get my manager to contact you”and the manager will never contact you. I had an issue with the renewal of my lease and spoke with Yasmine to get it handled. She never did handle the issue and I had to physically go to the leasing office to get it handle. Next, I called about my rent payment not being correct. She saw the issue but, couldn't explain why I was being charged more and then again said she will have her manager call me and they never called. I called again today for a follow up and it still didn't get resolved. Not only that, she told me that they didn't have a manager here today but, also they don't have a manager at all. So, how could she even help me if she don't even have the authority to do anything and won't even go the extra mile to find a solution to the issue. Her solution to the problem was she will leave a note and I can call or come to the leasing office. Moral of the story, if you want anything done EVER! You have to physically go to the leasing office to get it done yourself because you can't trust someone will get it done for you especially by phone."
"TLDR: Office confusion, bugs, mice, leaks, 5 months without a wall to outside, lack of communication My fiancé and lived here from September 2021 until August 2023 in two different units. Everything looks ok at first glance in the apartments, but they are definitely cheap and sloppily done at best. We had no issues with our first unit - a second floor, 1BR, other than we needed more space. They agreed to let us upgrade before the lease was over which was great. When it came time to switch units the office and maintenance were very confused. The new unit wasn't ready at the right time, maintenance came to our unit to inspect for the end of our lease and had no idea why we were still living there. Upon moving in, we had a batch of flesh flies hatching and coming into our apartment under the quarter inch of space they left between the base board and flooring (terribly done updates). This lasted for 2-3 weeks until I had to caulk the gap myself. There were a couple HUGE wolf spiders, centipedes, etc. That same month I found evidence that there was a mouse living in our unit. By the time maintenance responded, we had gotten our own traps, killed and disposed of 3 mice. Sinks clogged from nothing 3-4 times in that month. Just before Thanksgiving, I found the carpet in our master closet was sopping wet and called for an urgent maintenance check - after which we got no notice that it was resolved. I waited a week, found more water, contacted again. Someone pulled the corner of the carpet up, caulked a baseboard, and left the carpet there resting on the baseboard. Again, no contact after for 2 weeks. During this time, we began to find excess amounts of spider crickets, centipedes, spiders, and lizards (over 10) in our bedroom area, and still more water. I had to visit the office in a huff to get someone to do anything about it. A crew came and stripped the wall out of our closet, left a dehumidifier running for 2 weeks day and night. Again, no contact for weeks. Our second bedroom had to become our messy new closet which defeated the whole purpose of us having a second bedroom, and the leak itself wasn't fixed until February. Unsuprisingly, we ended up with more mice at some point (even though I clean my floors of crumbs and Swiffer 2-3 times a week). We received no rent reduction or offer to move units after 4.5 months of literally missing a wall in our unit (we could see dirt out through this hole), and almost ZERO communication through this process which was infuriating. We had an abhorrent about of critters and bugs during this time and pieces of wall with mold. After they "fixed" the leak and wall, next time it rained we had water again. It took the second attempt 5 months after the initial leak. After all this, they are attempting to charge us over $1000 in damages and charge backs for flaws in their own renovations as if we caused them. DO NOT live here. And do not live at Arium in general if you expect to be valued as a tenant at ALL or be guaranteed truly livable conditions."

I had a fantastic experience working on my apartment lease extension with Mary Harville in the leasing office. She was kind, courteous, and very knowledgeable about the lease agreements and lease process. I look forward to working with her in the future."
"We are on our third year here and things have gone from good to bad To be honest this place is beginning to look and feel like the low rent district with high rent!!! The pool continues to be closed for maintenance many times throughout the summer and the present maintenance crew just doesn’t care!! Trash everywhere throughout the community. Stuff in apartment is old and constantly breaks!! Could go on, we will be gone when lease is up"
