"I moved to the Avion in April 2023. The grounds seemed well maintained and the leasing agents extremely friendly. I was so initially impressed with them that I signed a 2 year lease at this property. HUGE MISTAKE. The area is absolutely terrible. - There are homeless people, drunkards, and thieves in the area. - We(tenants in general) cannot go a month without calling the cops to report car break-ins or trespassers. - We've had homeless people sneak into the building and setup camp in the outdoor community patio. - My husband and I had to install a ring camera because we heard loud banging from the floor below which turned out to be a trespasser trying to break into someone's apartment. - Management is NON-EXISTENT. No live-in super, no regular security, NOTHING. - Management does not hold themselves responsible in any way and have used sparse emails to placate/pacify the tenants with promises of change, but its been months and nothing has changed. I repeat, DO NOT COME HERE. You will pay over ~2k a month for anxiety and frustration."
"I moved in on Nov 2022 when the building was brand new and did not renew. It is a beautiful building aesthetic and cleanliness wise. Location is right next to the airport, with good access to NY driving or train. There is a screen that calls the tenant to let guests in, and the parking lot is gated. However sometimes there is picky backing, and other ways non residents get in. There is also a space that allows for easy entry by walking into the garage. It is still a developing area so if you can get gated parking do it. But it does need to be more secure!! The gym gets the job done but the sanitizing tissues need to be refilled more often. The walls are thin and I have heard my neighbors music easily. There is a package room as well as lockers for them but packages can sometimes be left out and it becomes messy. Previous managers were alright- I didn’t like how they handled a situation with me personally. There is a new manager Michelle who seems to be great and I hope things take a turn for the better. JP management needs to be more involved so they can see what goes on in this new building and stabilize a good experience. It is a luxury price tag in Elizabeth, NJ after all."
"I urge you to heed reviews of this place before signing your lease. Management is extremely unprofessional and unresponsive. I moved into the apartment and noticed a crack in the right hand side corner of one of the main living room windows. I shared this with management immediately after moving in and noticing the damage. They assured me they would fix the window ASAP. It is now my seventh month living here and the window has yet to be repaired. In fact, the crack has grown so wide it’s only a matter of time before the window shatters. Yet management has shown up to my apartment three times since I first reported it to “look” at the issue. How much more do you need to see? Also, was unaware of all of the security concerns that I am now being made aware of thanks to the helpful reviews of my neighbors. This is unacceptable. Update: it is now nearly my 10th month living here and window has not been repaired, among other issues that remain unaddressed. In observation of my tenants’ rights in accordance with New Jersey legislation, our landlord has now filed retaliatory actions against me. Renters and tenants alike, beware. This is truly a nightmare of an experience. Also, duly notice how management picks and chooses to respond to reviews on this platform and that some of these 5-star reviews are biased, as they come from members of management themselves who do NOT live here. Sneaky!"
"Unfortunately, it has come to a point where I am compelled to leave a review regarding my experience in the building. While the building itself is aesthetically beautiful and kept clean, there have been several experiences since I moved in December 2022 that prompt me to question the "Luxury" standards promised during the leasing process. Prior to becoming a tenant, I was informed that there would be a live-in superintendent available. Although this was initially the case, the superintendent eventually left due to uncommunicated reasons. Notably, none of the tenants were informed by management about this change, which has left us feeling disconnected and uninformed. The location of the building seemed excellent due to its proximity to the airport, major highways, and various attractions. I also appreciate the presence of a professional management team, including individuals like Sandra and Nancy (who recently left), who appeared to make efforts to go above and beyond for the residents. However, their efforts seem to be overshadowed and hindered by what appears to be negligence or lack of urgency from individuals associated with the building company. This lack of responsiveness to tenant needs creates a disconnect between the promised "community" atmosphere and the reality experienced by residents. For instance, I have been patiently waiting for my tub to be repaired since December 2022. Every time I take a shower, paint chips off the tub's surface, revealing that it was simply painted over. It is clear that the issue was not properly addressed before I moved in. Despite reaching out multiple times to report the issue, I have not seen any resolution. This prolonged delay in addressing maintenance requests is unacceptable and is not aligned with the expected level of service in a luxury building. Recently, there has been deep concern about the current safety situation in our apartment building from a majority of the tenants. While I love my apartment, I can no longer overlook the alarming security breaches that have been occurring recently. It has come to our attention that individuals who do not reside in the building have been gaining unauthorized access, resulting in break-ins, car vandalism & thefts ( see photos of my boyfriend's car being broken into, with pictures of other tenants and their cars along with visiting families being broken into), and even doors being kicked in. These incidents have left us feeling extremely unsafe in our own homes. We believe immediate action is necessary to address this issue and ensure the security and well-being of all residents. When tenants have come to the office management to express details time stamps of incidents, I have witnessed a withholding of information or denial of unsafe incidents. In light of these events, we strongly urge JP Management to implement enhanced security measures."
