"We have had mice for 5 days now. The office will not respond to anyone ever!!!! My father waved down maintenance personnel in the parking lot but was told they don't deal with mice infestations. I have watched my father's frustration and disappointment with this apartment management since the day we arrived. This management office is absolute garbage, just like the property. Do not rent from this predatory leasing office!!!!!"

"Have lived here for the last year and everything was decent until we started experiencing issues with not being able to get into our apartment due to the electric key panel failing multiple times leaving us locked out with no other way to get into our apartment. Maintenance has had to come to our apartment more than 7 times in the last two weeks because of this, and each time we’ve continued to have problems. I am currently locked out of my apartment once again and have no idea when I’ll be able to get in. On top of this, I am being mandatorily relocated out of the state for my job, and there has been no leniency from this complex in terms of getting out of our lease. Instead they are expecting me to pay $10,000 in one month to get out of an apartment I am currently locked out of. Rent just increased though I’m not sure why considering nothing has been renovated or updated, including our own apartment that was supposed to be renovated before we moved in and wasn’t, trash is constantly overflowing in the 2 dumpsters that are available for this entire complex (which you have to pay for), I can hear my next door neighbors alarm go off in the morning the walls are so thin, and it is impossible to get in touch with anybody besides the maintenance team who are the only saving grace of this apartment complex. For almost $3,000 a month, you can find another complex here in Herndon that will offer better amenities and take better care of their residents."

"I am utterly disappointed with the Court at Dulles management's handling of recent issues, particularly during a power outage and maintenance situation. The lack of communication and reckless response from the leasing office has left me feeling frustrated and dissatisfied. During a recent power outage, the lack of information and communication from the management team was astounding. There was no proactive effort to update residents on the situation or provide an estimated timeframe for the issue to be resolved. As a result, many of us were left in the dark, both literally and figuratively, for an extended period of time. Furthermore, the maintenance situation that coincided with the power outage was handled in an irresponsible manner. Instead of addressing the maintenance concerns promptly and efficiently, the leasing office seemed indifferent to the inconvenience it caused to residents. Requests for updates on the progress of repairs were met with vague responses, if any at all. It's disheartening to see such a lack of professionalism and consideration for the residents' well-being. It's clear that the management at Court at Dulles needs to prioritize effective communication and responsible action during challenging situations. Residents deserve to be informed, supported, and treated with respect. The way these recent events were mishandled reflects poorly on the overall living experience at this community. I hope the management takes this feedback seriously and makes significant improvements to prevent similar issues in the future."

"Avoid this place, especially Unit 4212 Pros - Mario in maintenance is a good guy and tries his best to keep this awful units afloat. Location – Being right off frying pan exit road is nice as it allows you quick access to RT28 which makes almost everything within a 10-minute drive. Cons – the reason for the 1-star review Leaks – We dealt with constant leaks during our 1-year lease. Every time it rained heavily… we had massive leaks around our windows in 2 out of 3 bedrooms. Opened countless tickets but 3rd party contractors that work with the Courts at Dulles couldn’t seem to get it fixed and it didn’t seem that it was a priority for them… leak started 4 months into our lease… and lasted until the end. Messed up Flooring – Our unit’s flooring was messed up. We had the renovated vinyl flooring, but our sub flooring was messed up and uneven causing many planks to have openings and every time we would walk drywall dust would fly out of the floor. In Courts at Dulles’ defense the did tell us about this issue on the DAY OF MOVE IN and told us that they could install carpet instead so we wouldn’t notice the messed-up subflooring as much. Old apartments, need work – Apartments are old, and the solution is to just paint over everything. Insulation was poor around doors. I could see light coming in from around my front door. Sink Backing up – we had this issue for almost the entire year we lived there. Maintenance did their best to address the problem however other residents were dropping rice and other things down the sink plumbing and we kept getting nasty stuff spewing out of our kitchen sink. Our neighbor had same problem but unlucky for him it overflowed and made a mess. Dog Poop – Lots and lots of dog poop is not picked up by some residents. Management sent out multiple emails but never really got it figure out. Trash – Either trash compacter would get messed up or residents didn’t know how to read… but many days trash bags would just be piled up right outside the compactor and sometimes last a few days. We’ve seen mice and skunks frequent the community at night. Noise – Walls are paper thin… you will hear every step someone takes in their apartment or going up and down the breezeway staircase. Little girl on forth floor jumping down the steps? You will hear and feel every step. Just pray you don’t get rowdy upstairs neighbors it’s not fun. Security – Don’t fall for the illusion of security… many of the gates don’t actually work and swing wide open without a key fob… and the ones that do work sometimes don’t accept key fobs for some reason. People will piggyback on you opening the gate all the time. However, do the breezeway lighting and street lighting the community is adequately lit. “Not” Smart home – Don’t be fooled by their smart home claims. our apartment had a single smart dimmer at the front door, smart door that was annoying to use, and thermostat that often did not take on the settings from app, so you can set it in the app, but nothing would actually happen. Mold - they replaced my broken washing machine and the new one leaked and caused mold. Trim is destroyed and everything is just painted over.. TLDR – Do not live here. Apartments are old and run down…. Unlike the model apartment they let you tour. We experienced lots of issues including constant leaks, kitchen sink spewing nastiness, clouds of drywall coming from the flooring as you walked by. I’ve reported these issues many times to leasing office and through corporate line and no one seems to care."

"I’ve been a resident for almost two years. I had a rocky start as my apartment wasn’t properly cleaned (or cleaned at all) before I moved in. The day that I arrived to do my move-in walk-through, I walked in to see dirty carpets, walls that hadn’t been freshly painted and several other issues. The leasing office was aware of my move-in date for at least a month. On my move-in day, I was asked if I could move in a different day (while I had my fully loaded U-Haul and movers ready to get me all settled. I refused, and a rush job was done to make the place at least decent. I had move my stuff in on wet carpet. We got past that, and things have been ok. My qualm is that they continue to increase rent while making no improvements. Weekly, there’s trash piled up. Parking was so terrible I was forced to pay more for a reserved spot so that I didn’t have to walk across the entire complex to get to my apartment. The walls are so thin that I can hear my neighbor’s alarm and the overhead noise is almost unbearable. There aren’t regularly scheduled A/C filter checks/replacement. The few pros are that my 3 bedroom unit is pretty spacious and it’s a very safe community. The cons are just about everything else. I wouldn’t recommend moving to this community. If rental rates are increasing steadily, improvements should be made. Otherwise, the only “perk” for being a good tenant is increased rent and I don’t consider that to be perk at all."
