The Elms At Montjoy 4900 Walking Stick Road, Ellicott City, MD 21043

"I have been a resident at The Elms for almost 5 years, and unfortunately, my experience is getting worse as time goes on. My car was recently broken into overnight, resulting in $1300 in damage. It would be nice if there were security cameras around the property. This is not the first time that cars on the property have been broken into and/or stolen. Additionally, the staff in the front office provides poor customer service. I sent an email to the front office last month and did not receive a response. I then sent two additional follow up emails—still no response. Under prior management, I received prompt responses from the front office. I do want to mention that the maintenance team is fantastic. I know most of the maintenance team on a personal level, and they are friendly and very pleasant."

"The company rules implementation: 100% disappointed. The staff is nice, especially Kandice to be honest. **** I moved here on December 25th January 4th i noticed the heavy noises, fast foward to February, i placed an office complaint after almost 2 month of noise, and after that, it's been hell for us!! i been having episodes every day and didn't want to make a public review, i have everything recorded since i moved here. I have no quality life and barely can stay inside my appartment due to the noise from the appartment above.I have PTSD already and now anxiety, i have to keep the tv on at all times, i changed rooms twice, i'm parking on another spot alredy so they don't know i'm home,i can't flush my toilet, as soon as they notice i'm home the noise and heavy stomping will start, if a open a door ,the noise will start all over the Appartment, no safe space! i have been dealing with this for 8 months i'm so mentally tired,i haven't slept well in 8 months straight. The same neighbor insists on having a potato plant dropping leaves on my balcony. Potato plants are poisonous for dogs, and I have a dog that I pay extra$ the neighbors plant is bringing bugs to my porch. I paid out of my pocket to have my area clean and the snake removed,I paid a company with pet friendly pesticides because the bugs from her plants are insane, i don't produce trash for my neighbors, Whats my right?the camera also caught the neighbor daughter throwing Trash to my front dooR ,is this life? Is this safe? The Elms at Mount Joy has failed me. I live in my balcony ,i'm a nerve wreck everyday ever since we moved in this unit . Today at 6:30am a heavy weight/Item was dropped avobe my room again, last night too, i jumped from my bed! I'm Still nervous, now i have to pass all day trying to regulate my nervous system and can't work, what should I do? Make heavier noise? become like the neighbors? What's next, a dispute? Police involvement? What's next? a dispute? This is something that can be prevented, how long will I stay calm, reasonable and educated? how long until I get more fed up? It's been 8 month , how much is too much and for how long? The Elms is letting the situation go way out of hands! The Elms have breached the Covenant of quiet and safe environment contract for 8 months I'm just so sad and nervous, never in a million years, i thought this will happen to me in this area,the Elms is allowing the neighbors,who are pushing me over the limit to move after 1 well deserved complaint, at this point i choose my Mental health,very disappointed that I have to come here and do a review,the neighbor don't even respect your rules or boundaries. I'm supposed to feel safe and pay you happy rent when my life is Hell?? Are you going to short my rent since I live in 6×12 balcony, in the back? . Thank you."

"No communication in reference to projects that they start and do not finish inside our unit. After they decided we needed our ac unit replaced, they had no idea what the plan was to fix the very large hole (26 inches x 10inches tall)that was left inside my unit right when you walk in the front door. Scrapes and scuffs were left all down the entry way walls. An absolute mess. Was told it could be at the end of the month but they “ aren’t really sure”. No response to emails. No returned phone calls. We were told that someone needed to be present while this work was done so I had to miss a day of work to accommodate them. We have been here since February and we have had several “inspections” No respect for privacy. Time. Money. Or space. I’ve asked for phone calls prior to them just showing up since I work night shift AND have a minor in my home. I never get the phone call. Just maintenance letting themselves in when I’m sleeping. Absolutely do not feel like this is “home” I have never lived in a place where I felt like I have no control over who can come inside of my home. Renting or not. We deserve privacy and the respect of a phone call so my daughter who is a minor does not have to worry about a strange man coming in when she is getting out of the shower. Email is constantly flooded with rent reminders, and policies that people are not held accountable for. Yet no response about any of my concerns. Zero communication. Breezeways are disgusting and stained. The “power wash” did nothing. . Outdoor Lights are hanging off. Siding is stained with rust. Trash from kids is constantly laying all over the place. Holes left in multiple walls in several units. And the next project that is priority is threatening to tow us all if we are in the way of them painting the parking lot. With the amount of cars that are parked here with out parking permits, we will have nowhere to park our cars. Again, the demands are ridiculous. This is not home. I feel like we are expected to work for them when it should quite literally be the opposite with the prices we pay for rent."

"I moved into Montjoy January 2023 and are pleased to share my experience thus far. I absolutely love my apartment! The amount of space me and my family now have is perfect for the price and location. The community itself is very clean and quiet. I love the easy access to route 100 which leads me to all major highways. The maintenance team is pretty responsive even though I have yet to experience any real issue within my apartment home. I also can't wait to use the pool this summer!"

"My experience living at The Elms (~2 years) was positive for the most part. The problems began when I notified the leasing office of my intention to vacate. I tried my best to get important move-out information from the leasing office for several weeks to no avail. Constant calls were never returned even though I was told by an employee that they would be returned. It was when I visited the leasing office twice in person that I finally received the move-out checklist. Because it was specified in the lease that the carpet must be steam-cleaned before returning the keys, I arranged to move my things to my new house 3 days before my move-out date. In doing that, I had to transfer my BGE account to the new address on the day my things were moved out. I had the carpet steam-cleaned the next day as requested, and a month later I get an almost $60 bill for electricity used on that day to clean the carpet. There wasn’t any real way that I could have gotten the carpet cleaned while still living in the apartment, and BGE won’t let me have my account open in two locations. Therefore, there was really no way I could have avoided this scenario. It’s terrible that The Elms feels the need to nickel and dime people like this, even after the early termination fee that I had to pay. I would suggest to those considering The Elms to be cautious about similar scenarios that may happen to them when they decide to leave the community. **UPDATE. I emailed The Elms using the address provided below and gave them an opportunity to rectify the situation. A week and a half later and I have yet to receive a response."
