The contract for booking is between Ken and Pattie Marchant and the booking party. Check-in is available anytime after 3 pm on the date of arrival, with check-out required by 10 am on the date of departure. Late check-out will incur a fee, and extra guests beyond the agreed-upon number must find alternative accommodations.

Pets are not allowed at Janie's Lakeview Cottage, and guests are expected to treat the property with respect. Any damages must be reported immediately. Running the air conditioning with doors or windows open will result in a utility fee.

The house will be clean upon arrival and must be left in the same condition upon departure. Failure to do so may result in additional cleaning fees. Guests must adhere to the neighborhood rules, including a 10 mph speed limit.

Providing false information or disturbing neighbors may result in the forfeiture of the reservation. A return check fee will be applied for any bounced checks. By securing a reservation, guests accept the terms, conditions, and cancellation policies.

From the welcome gift (Erie pepperoni bread!), to the soft, relaxing decor, to the wonderful comfortable bed, this place exceeded all expectations. The deck overlooking Lake Erie was a great place to have morning coffee and watch the waves roll in. It was also great to have an evening birthday dessert around the fire pit watching the sunset. "My friends and I spent a long weekend at Jane’s Lakeview cottage. Patty and Ken were wonderful hosts.They also had a pepperoni roll there waiting for us after a long 3 1/2 hour ride. My friends and I did not stop to get lunch so we were very thankful to have the pepperoni roll to eat. The cottage was very comfortable and very clean. We had a beautiful view of Lake Erie from the back deck where we spent a lot of time. I would highly recommend if you’re in the Lake Erie area and you need a place to stay to rent Jane’s Lakeview cottage. Kaye Hillegas"

"I genuinely cannot recommend this place highly enough! It's extremely clean, the view is amazing, it's so peaceful- it feels like everything was thought of for me before I got here! The house is adorable and well furnished, and so is the back deck- it even has a Star Trekkie fire pit! There is so much space, we comfortably fit our entire party of 6 with no issues at all. As soon as we got to Janie's Lakeview Cottage, we didn't have to worry about a thing. I'm definitely coming back every time I come to Erie- this is hands down my favorite place to stay."
