"Waiting for my refund for months. Its impossible to get them to respond if the matter is not in their financial interest. Sent several emails, called a few times. If u try to be pushy then be ready for fines and penalties. If u can stay somewhere else, do that."

"I have alot of pros for living here however I will only list the cons. The ppl over top of us walk so hard and heavy it literally makes our floor and furniture shake. I truly get a headache. The only good thing about it is it's not late night nor is it daily however when they are home it's hours at a time that you hear all that noise. I asked the office if they would send a Friendly reminder that ppl live under them. I've been here 3 months now and if this doesn't get better I will move when my lease is up although I don't want to because it's a really nice apt. The other con is one of the doors never locks and it was suppose to be fixed but it only lasted a week."

"This is a really nice property, but the early termination policy of this apartment is really GROSS! Do never consider this apartment if you have plan of early termination. Here is the story. We wanted to end our contract earlier, and we were informed by the staff that they only need to have a 30-60 days prior notification, then we are no longer responsible for the rest months' rent. And we double checked with two different staffs and got the same answer. Then we moved out. After half months we received a letter from the apartment, and THERE IS NO DEPOSIT REFUNDED TO US AT ALL. We asked for reason, and they responded that ok, your apartment is cleaned and well maintained, there is nothing wrong with your room, what we need your deposit to do is marketing, advertising and some human resources. The sum of that list of fees were EXACTLY THE ONE MONTH RENT DEPOSIT! And they said that they followed the rules of Delaware rental laws. This is really really ridiculous. I know they always have a long wait list. Just think twice when you want to be on the list."

"I wish I could give Becks Pond 5 stars, but unfortunately that isn’t possible. The apartments themselves are quite nice and we enjoyed our actual apartment for the 4 years we lived there. Location is ideal and the facilities are great. Maintenance is the highlight of the community as far as staffing goes, they’re prompt and genuinely nice people. Management leaves much to be desired. There were multiple property managers while we were there and the last two failed to properly address issues we had with our upstairs neighbor (who was in violation of their lease for multiple offenses) for nearly a year. We were forced to move out ourselves because there was no sign the issues would be remedied. The current property manager fails to realize she’s dealing with actual human beings and not names and numbers on pieces of papers."
