As a family-owned business, we value each and every guest and strive to provide a welcoming and enjoyable experience for all. Please note that we are currently short-staffed, so we appreciate your patience as we respond to calls and emails as promptly as possible.

Our camping season in 2024 runs from May 1 to October 1, and we also offer seasonal camping options for those looking to extend their stay. "First, understand that MOST of the tent sites are back to back... meaning, if you are unfortunate like me and have neighbors who decide to pull in at 11:30 pm at night, their headlights will be in your tent. At Henlopen, the spaces are parallel to the sites and you avoid this. Add to that that these neighbors had no idea about personal space and consideration, and well, it caused me to decide to leave a day early and lose $50. Night 1, they came in at 11:30 headlights through the tent for 15 minutes at least and then proceeded to stay up until 4:00 a.m. talking. Now, they weren't obnoxious, but like I said, you are butt up against the other site, so it was impossible to sleep. Night 2, same thing although it quieted down earlier (around 1am), but around 11:45, for whatever reason (they had other lights), they turned on the headlights directly into my tent again for another 10 or 15 minutes. Completely annoying and just inconsiderate. To say I was pissed would be an understatement. Something to keep in mind is there appeared to be tent sites at the back that were more 'secluded' but, there were also trash cans (lots) near, so I'm not sure. I'd try those if I choose to go back since it looked to me as though no lights would be shining in from cars and not butt up against other campers to hear their noise? Bathrooms - yes, they are well - YUK. Floors are wet (like 1/2" of water at all times). I had shoes on, but wished I'd brought some type of mat to step out of the shower. Water warmed up okay, but then it was too warm and I tried turning back to cool and it didn't seem to want to cool down. Hot, humid. Toilets were disguisting in the pool bathrooms at all times when I was there. I was jealous of those with RV's lol Pool, very clean! Tent sites - MOST of them are, as others mentioned, are sloped and then small area flat. You park on the slope, walk 3 steps to the flat part where you would have your tent. They are tiny (at least the one I had). I had a 2 person tent but I suppose you could fit a larger one? They knew this before I arrived, so it may just be that was the size you get for that tent. Not a problem for me. Other sites next to mine seemed a bit larger. Ask. I'll add as well that when I went (last week August 2023), many of the RV sites had nobody at them, so there was not a ton of people walking about or driving through. Staff - very nice, helpful. I didn't complain to them about neighbors (though I certainly thought about it!). Payment - cash only... which I found odd, but whatever. I'm not sure how that is even legal at a place like this lol Location - takes about 10 minutes to drive to the Boardwalk. I see someone else in the reviews mentioning a trail that goes to other beaches, but I didn't see that. Added - There is a Wawa right up the road before getting on Rt 1, Walmart is about 3 minutes away. Other shopping/restaurants are very close as well as other family activities Overall, it was what I needed - a place to sleep. I don't have 'immaculate' standards and if you do, you will not like it here. Also, other people mention 'safely' and not feeling safe - I never felt unsafe and I'm solo and a female. I'm hyper aware when I travel and never did the thought enter my mind that myself or my belongings would not be safe."

"We rented a cabin for the weekend. The cabin was filled with cobwebs. The beds are horrible,so thin feels like I was sleeping on the hard floor. The floor was buckled in the entire cabin. The cabin needs a total refresh for the price you pay a night. Hooks were installed on the wall that were crooked the curtains are dated. The shower rooms were missing curtains so the water just covered the space to change in therefore all your clothes were wet. Our door in the cabin wouldn't latch and stay shut. Overall I don't think I would rent a cabin again unless they did a total remake in them. Get some decent mattresses and get some new furniture. Could be a great place if they fixed it up a bit."

"This place is really great for children. The in ground pool is a salt water pool and it's very nice. They keep it pretty clean. There's a playground and game room. We camp out when we go. The regulars are respectful and nice. It's an all round good place."

"We love camping at Big Oaks. Great family-owned campground with friendly staff. It is convenient to pretty much everything in Rehoboth, beach, shops, and restaurants. Walkable distance to wawa and other restaurants. Bike trails are half a mile away. We've stayed here multiple times and always look forward to coming back."

"Wonderful spot to stay with the family for a beach weekend, take a bicycle with you and use the trails to get to the beach and avoid parking (and traffic) the pool was a very clean Salt water pool with the attached shower facilities being very clean. Very pleasant and helpful staff, make sure you have some cash handy as the store doesn't take cards and is a cash only operation. The reservation system is delightfully old school and once you get there, it feels like a well kept secret you've discovered. The kareoke on Saturday nights was alot of fun and the kids wanted to spend more time at the pool than they did the beach! Would happily go again!"
