"Mana property management, was the only property management company in Dunedin that I could find that held viewings out of normal business hours, when you work normal hours looking for a new rental can be very tough, Mana made it really easy. Beyond that, I was impressed with their thoroughness of their references checks (all of mine contacted me and told me so) and their no-nonsense approach, all the paperwork was quickly processed and I was in my new rental inside of a week. (To which I was met at the property by the property manager to walk me though (first time in 15 years of renting) who walked me though the property, any issues or concerns or features were pointed out and explained. --Update end of tenancy-- After 1 year, I relocated to Christchurch, Mana have been very difficult to deal with on Exit, Firstly I left the property 2 months before the end of my tenancy (pre-paid all the remaining rent etc) Mana did not re-list the property for rent during this period just left it empty, made no attempt to find another tenant, the property manager response "they forgot" and "too busy" I had a gardener and a professional cleaner tend to the property during this period as I am responsible for the upkeep during the lease period, the final inspection was a week after the end of tenancy to which I get an email showing what looks like a week growth on the lawns (hard to tell as I am not there) so I arranged a lawn mowing, email from Property manager - No problems, I ask if any additional funds are owing, PM says no and will process the bond within a few days. Two weeks later I ask why no bond? Oh you owe an additional $x amount for a part week of rent , OK. why didn't the PM tell us this? I let them take the funds from the bond, another week passes, Still no bond, contact again oh we are processing your bond now, another week passes still no bond, "oh we need more paperwork" (they had all the paperwork a month ago, but the PM did not pass it on) another week passes, contact again. "oh we just submitted the paperwork today" after talking to PM it was for "checks" (not sure what checks are needed after final inspection and all paperwork is filled out) still don't have my bond back. Not sure whats going on, but I have been renting for 15 years, No other PM has ever had such a disorganized exit (the best was Click - 3 days, final inspection and paperwork was done on exit, bond refund submitted same day), And Id bet the owner has no idea that we left 2 months ago and property was not re-tenanted during the peak season in Dunedin (easiest time to re-let) We Kept the place, spotless. Paid all rent on-time even had professional cleaners and Gardener in our absence. Mana was great to deal with on entry but seem to have poor professional practices, a real turn off to good tenants. I would never rent from them again."
