"Needs total renovation… outside and in. Makes entire street (Executive Ave) looks like a dump. Waiting for the day everything gets cleaned up and looks nicer. Want everything to stay affordable but at least maintain the basic level of aesthetic appeal."
"I typically don't write reviews, but I feel it's crucial to warn anyone considering leasing an apartment at Presidential Greens. While the cheap prices may seem appealing, for the sake of your well-being and wallet, please find another place to live. Trust me; spend your hard-earned money elsewhere. I leased an apartment with Presidential Greens from February to August. However, my lease didn't last until August; I had to break it because it wasn't a safe environment. **Apartment Appliances:** When I moved in, I was promised a newly renovated apartment. That turned out to be a joke. The shower didn't work, and it didn't drain. I had to wait for maintenance to fix it before I could shower. Additionally, the back door's chain lock broke off within a week, and the AC didn't work at all. Multiple requests, including one from the leasing office, were needed before the AC issue was finally fixed. Keep in mind this was in the middle of summer, and summers in the DMV without AC are unpleasant! **Apartment Hygiene:** Two weeks after moving in, it became clear that there was no cleaning crew, or they weren't doing their job. The hallways were disgusting, filled with trash and dirt. There were huge bugs everywhere, and despite paying for pest control, it did nothing. I had to solve the issue myself by getting a cat to keep away the giant bugs and mice. **Apartment Safety:** Police officers were constantly roaming the neighborhood, and there was a reason for it. People were doing drugs in the hallways, selling drugs, and strange incidents like someone knocking on my door asking for tinfoil for drug use. People were constantly passed out in the hallways. It was crucial to have packages delivered elsewhere as they would get stolen. The leasing office was aware but did nothing to stop criminal activity. They refused to install security cameras and secure main apartment doors which allowed trespassers to roam through different buildings. **Billing Issues:** During my ninth month of pregnancy, I chose to break my lease at Presidential Greens due to concerns about the environment for raising a child. To conclude the lease, I had to provide a 30-day notice, pay three months' rent, settle the final utility bill, and submit a notice to vacate through the app before the next month. I submitted my notice to vacate in early July and paid everything in full on July 31st. Additionally, I sent an email on 07/31 to the leasing office confirming the submission of my check. On 08/01, the leasing office confirmed receiving the payment and requested me to submit the notice to vacate again. Fortunately, I didn't re-submit, as it would have restarted the 30-day notice, and I would have been responsible for September's rent. They utilized my deposit to cover the final utility bill for the period from 07/01 to 08/31. This was perplexing as I had already paid July's utilities on 07/01. When I raised the overcharge concern, the leasing office didn't provide clear answers. They used $199 of my $325 deposit for utilities from 07/01 - 08/31, which contradicts my payment for July utilities. In September, I received a notice stating that I would be refunded $125 of my deposit, to be sent via mail. However, I haven't received the check, and it should be $225 as I already paid July utilities. When I inquired about the owed money, I was told the check was sent back to corporate and should be re-issued in a week. I'll update if I receive the check, paid the correct amount of $225, but from my last email today the utility issue remains unaddressed. You have been warned, and if my review isn't enough to dissuade you from signing a lease, please look at other reviews. I know the prices can be tempting, but please hold out and find something better. The leasing office may take advantage of you, especially if you're in a desperate situation trying to find somewhere to live."
"I think this place used to be called “Presidential Gardens”, I lived there in 1967 while my dad was in Washington DC, for a govt duty”. I noticed the demographics have changed, when I was there, few Hispanics, just black and white, but we all got along. Good memories of pickup football games in the football field, in the afternoon. We lived in B52 Buchanan. Every building was named after a prez"
"Your packages will get stolen. People hang in my hallway and smoke some kind of drug of foil which they leave behind but not before they drag the stairs with water bottles, candy wrappers, used condoms. I have made reports to law information and nothing has been done. I’ve requested locks on the main door to building with no success or even response from property management. You pay for pest control yet Roaches and mice are everywhere. Drug dealers gather and run there “ business” along the sidewalk and courtyards. The leasing company will tell you the laundry rooms are under renovation but admitted they closed them bc that is where the people suffering from addiction would use their drugs. Be careful making the decision to live here. PG does nothing to keep its residents safe and will tell you that only you are responsible for your safety and that they “understand bc they are also scared to enter these buildings alone… I give my second star to the leasing office. Iris and Stephanie are very kind and I don’t believe have any power to make these changes. (I think) I will continue to try and get hold of someone that can but they do not make themselves very accessible"
